Cost of leasing Event horses

Firstly a huge thank you to everyone for their advise on looking for a horse to lease to get my confidence back at novice/intermediate level.
I have been to see one today, which is a mare and seems super and has competed intermediate - and I'm going to see another at the weekend (former advanced horse) but with the owners wanting them to compete at lower levels - the problem is both owners want a fee for the lease (and have a strict contract) - but both are very vague about what the fee would be
Of course I'll have to go through a strict vetting too! - but should I get that far I wanted to be able to suggest a sensible ball park figure - but obviously don't want to insult them!
As you have all be so helpful before - I didn't know if anyone fancied throwing some figures at me please?

A couple of years ago a reasonable intermediate horse would have been £1000/month today you would have a bit more bargaining power as they have become a lot cheaper to buy outright, in fact I would say put some feelers out and buy as in the last month I have been offered two intermediate horses that the owners cannot afford to event any more for little more than 1k.I think this season the financial pressures are catching up with BE .
 
£1000 a month? That is absolutely extortionate!!! A friend of mine leases a good novice schoolmaster for (I believe £2k) and I think that is expensive, when you are obviously paying for all his care and competition fees etc on top. I must just be very tight! I do think that having a strict contract, whether leasing or loaning is essential.

someone I know leased their advanced horse and it was something like 10% of it's value per year. A strict contract is essential for things like, vet fees and how much notice required if one party wants to end the agreement etc.
