I've got a planning consultant coming to have a look around tomorrow and give me a quote for putting in a straightforward application for building a stable yard for 10 stables. I've got absolutely no idea what the going rate is for something like this.

Site doesn't need change of use and planners seem happy with what's proposed. I just want it to go through smoothly so thought I'd engage with a planning consultant.

Can anyone tell me what sort of amount I should expect to pay for something like this?

THank you :)

I used one to try and get planning for school lights - he was totally useless, and it cost me a fortune and we got no where. If you have an idea of what you want - speak directly to stable manufacturer or builder and get them to do your plans - they will be free. then you submit your own planning application - it is easy enough to do and you will be just as likely to get planning as you will with a planning consultant.

We got one out, who asked us for all the info, and was then going to present it in a nicely packaged folder for the application. Price quoted 10-15 years ago was £1,000. He admitted we could do it ourselves, so we did!!

hello,

I am a planning engineer so work on various planning applications all the time. I would suggest phoning the planning officer at your local council (ask to speak to the planning department or development control department). Their details will be reletively straight forward to find and then discuss want you want to build with them and ask them what they would require as part of the application.
Planning applications involve a lot of form filling in but it is straight forward. The poeple building the stables would be able to supply information on the floor areas/elevations etc if thats required. The issue maybe the level of hard standing that will need to go down but it sounds like you haven't got so much of an issue with planning more and getting the application in.
Which council area are you located within? I may know it and be able to point you in the right direction? Planning consultants are expensive for an individual so be carefull and if you decide that you do want to go ahead it would still be worth discussing the application with the council so that you can check the work proposed by the consutlant with whats required.
