Cost of rent - is this good?

I've just been told of some stables to rent near me which are approx £200 pcm. Vitals are:

2 recently reconditioned boxes, 2 store rooms, good security, approx 1 acre of recently harrowed/rolled pasture. Road hacking and beach nearby but no bridlepaths.

I've not rented land before (not really looking to move now) and just wondered what you thought to this price for the facilities? (I think its a bit much?!)
 
Hmm yes I did think that. I only have 1 (on loan) myself but would probably end up taking another (my friend has a few) so he's not alone - so going on the 1 acre per horse its not much - and doesn't really allow for resting half the field at a time. Just a musing really and trying to increase my knowledge and experience of this sort of thing...... Thank you for your thoughts

I'm not sure about rent prices with stables but we rented a 6 acre field last year for £300 - for the entire year! So it sounds a bit steep to me. I pay £200 a month for DIY for two horses and I've got the use of much more land than that, a walker, manege and someone living on site.

I realise land prices vary depending on where you are, how much available land there is around etc. At the end of the day if it's what you want, its worth however much you are willing to pay for it. Will they negotiate on price at all?
 
AmyMay - don't think there is more land negotiable as is a private house rather than farmland or anything (though house owner didn't seem very sure when I asked how much land so perhaps would be worth looking for myself!)!

Jumpthemoon - He wasn't really sure on price either so yes I'd have thought price would be negotiable. Its good to know what other people get for what money. I'm on the south coast so yes, land is pretty pricey here. Your deal sounds great!

sounds expensive, i've been offered post and rail 1acre, new stable & tack room, and option of renting a further 4 acres for £10 per week. oh also good hacking and onsite security
 
Sounds expensive to me - I pay 100 pounds per months for 4 acres, 3 stables and large barn with good hacking and trailer parking but no school.
 
I pay £25 pw for a 1.5 acre field divided in to 3, 1 stable, a shed, a barn and some lovely hacking with woods/beach/carn brea/flat lode and 2 sand schools close by that you can hire out, and Ive got 3 horses!

I rent a place together with 2 friends. The total cost is £65/week, and for that we have an 8.5 acre field, a 5 acre field, 2 half-acre paddocks, a small yard, stable and tackroom. We currently have 3 horses and 5 ponies between us.

Under an acre of grazing. * but may be able to rent field next door*

Sounds very cheap!
Suitable for s small ponies though, not two horses.

Basic DIY box and grazing 'rent' is normally £20-25 a week, £25-30 if there is a school £30 -45 if indoor schol and x-c course

Daytim trunout in winter and 24/7 in summer needs more than one acre , for 2 hroses, Id want at least 3
Winter are getting wetter, we just manage wiht 5 1/2 acres and four horses, with careful rotation.
