Cost of stables and post and rail

We are hoping to build 4 stables and adjoining small storage barn subject to planning permission. The site is currently a well drained level grass area, but will ofcourse need a base.

We would love to have brick to match the house and know this will be the most expensive option but have no idea how much. Do any of you know a ball park figure for this kind of thing? The other options are breeze block or wood, so any thoughts on that would be good too.

We are also post and railing the 5 acre field which is going to be an expensive investment. The best quote I've had so far is £11 a metre for post and 3 square rails. Does that sound about right?
 
You will have to pay probably about £1000 per stable one way or another, but ask for some quotes:)
As to P&R £11 per metre is a bit steep, you might save some money by going for half round instead of square rail, and do you really need 3 rails?

Re the base, we thought we had the perfect level area and it ended up being 1m higher one end and we had 80 odd tonnes of soil to lose before it really was level!
 
dig deep and do it how you want it! if you compromise you will only end up replacing it again! the old buy cheap buy twice rule could apply ....... or do it in stages! wooden stables have a limited life span!
 
With post and rail fencing the secret is to get thick heavy duty rails and not flimsy ones. Best practice is to concrete every third post in the ground and to paint the posts and rails before they are assembled (even if they have been treated before). Also put equi-fencing up before the rails are put on as this prevents horses kicking through the fence line and strengthens the fencing. This way it will last for ages.

£11.00 sounds very much on the cheap side. I paid that 15 years ago.

Fencing can last many years or many months depending on the type of wood used and how it is installed. My guy concreted every 3rd, put wacking great big strainer posts on ever corner and bend, drilled pilot holes before nailing to stop the wood splitting and sunk the posts using a tractor and post knocker. See pics below £12 per metre and we were quoted £12/£15 per m
 
How about buying the polls youself and putting it up? its not hard and far cheaper.

its not worth it and will last half as long. This is what my neighbour did.....thought he knew it all after watching my fencing guy and had rolled posts and rails delivered. Lets just say his is just about still upright but you wouldnt want to lean on it 3 years later........mine is solid as a rock.
 
Materials for square sawn post and 3 rails will be about £6.50 plus vat per metre (concrete not included). Cost of errection will depend on the ground type. Concreting posts en does encourage them to rot at ground level but does steady the fence. It is a damn nuisance if you need to replace a post. Pressure treated timber does not last very long now,because almost all the effective chemicals in it have been banned. I use untreated sawn larch because ,even untreated ,it will outlast the treated stuff(its the resin in it)
 
The owner of my share just got some really good fencing as a cheap alternative to post and rail but i can't remember what it was called and i can't find it on google lol. If you want to know though pm me and i will find out. It's wooden uprights with thick and small holed metal mesh (very solid, not like the normal mesh you find)She got 5foot high as she is getting a colt and it was less than half the price of post and rail from what i can remember. It took them no time at all to put up and looks very tidy and safe.
 
We had a block of 4 stables built with block 2x 12x12 and 2 x 12 x 14 onduline roof with galvanised ridge and a large concrete yard area (8 feet out in front of boxes and a further 10ft x 20ft area. We then later added a timber 12 x10 feed room at one end. We had a man in to do the base,ready mix concrete and the blockwork but me and my husband put the roof, on bought in timber roof frame and he made the doors. This summer they will be rendered and painted to match the house. All in all i think it has cost just over £10,000 but we did do a lot ouselves.
