I would recommend in the first instance calling your local council planning officer, they will then be able to give you an indication of whether it could be used for equestrian use (potentially it is agricultural currently?) and more importantly, whether they would ever allow equestrian facilities.
If you bought the land and then couldn’t actually put anything on it, is it going to be of anything use to you? Be aware that even a container will need some form of planning with most councils and they’re certainly not impossible to break into (I know of a yard who had brand new ones with all bells and whistles and secure locks and they got stripped twice).
If it was me, it would worry me massively being that far away, especially if there have been break ins etc, you say there is a house next to it, however, you can’t rely on them to keep an eye on things.
