Cost to rent small yard

Hi, I'm hoping to pick people's brains on what I should be paying to rent a yard. It's 2 acres with decent fencing, block of 2 fairly new stables + tackroom (could be 3rd stable). Running water, lights/ electric. Small hay barn/shed. Located Suffolk. I'm going to rent the above from my Mother and want to make sure I'm paying a fair price as have no idea. Any examples of what people pay for.similar would be great.

I paid 200 quid for similar with awful fencing in the midlands. No running water or electric. They had trouble renting it out after I left as people felt it was over priced.

That sounds reasonable, but certainly not too cheap.

I was paying £200 per month for a similar set up in Lancashire.

Crumbs. Depending on hacking and whether you can ride in the field/there’s a school to hire nearby that would be upwards of £350pcm in Surrey/Bucks (presuming the ground isn’t heavy clay so all year turnout is possible)

I’m Suffolk. I pay 80 pounds a week for four stables. Four acres. Basic school ring. Hay barn. And im extremely lucky. Little yards are as rare as hens teeth. I’d say 200/300 per month for your one

£200/month for 4.5 acres with 3 shelters, 3 stables and water no electric in the Midlands if that helps. I'd say about 200-250 is reasonable
