I actually prefer a small and private yard (which is pretty much what I have) and as long as there are facilities close by to go and use that I can get to and good hacking (which there is) I'm pretty much happy. 
My absolute musts are running water and electric, draft-free stables, plenty of turnout for year-round turnout and a tack room/storage area. Somewhere to heat water up is also a must when washing for Hunting in the Winter. The only thing I would like too which we don't have, is a wash area with a heated shower to make washing easier and quicker but I am quite happy as I am!
