As some of you may know, Friend and I have moved a number of times. We're a bit fussy to be sure, but all we want is good grazing, safe fencing, suitable stabling, and somewhere to exercise in bad weather/dark mornings or nights.

We moved to the current yard in the summer. It's a new start up, so we expected certain issues and that things would not be right straight away and we were okay with waiting.

The issues are now that the yard is having more stables built, but we still don't have: a proper water trough in each field and the YM doesn't go up at the weekends, and it's a long hike up to the top field when carrying water!; the fencing is not good and the horses break through, also the fencing still has barbed wire and big squared livestock wire; the herds are gettting quite big and there are no plans to split them (currently seperated into mares and geldings) - I don't know how many there are of each at the moment, never mind adding another twenty-odd; there are no plans for a fatties/lami paddock or an injury paddock; we were told that there woud be a manage before this winter, but now we're told there isn't an estimated date at all; the car park is non-existant, gawd knows how it's going to cope when there are more people; the schooling areas we have are slippery and treacherous when it's been raining; the lower fields were boggy after the last rains and I'm concerned that they will be much worse come winter; to get to go for a hack, one has to go round the edge of a field, I don't mind the edge bit, but the ground is pretty bad and when the rains have been Dizzy's legs are not going to cope (until she's built up some muscle and can hold herself together better).

I have to ride early in the mornings during the week and I'm wondering what to do

We've managed at every other place we've been to, but I can't see how we're going to do it here when the yucky weather arrives. The other places I get out onto the roads no problem, and they were such that we could ride pretty safely. I'm starting to feel trapped with my horse

She needs lots of hacking to get fit as she's big and long and does not do well in a school at the moment (can't collect up her legs too well yet); in open fields she can lose the plot a bit, add the crap ground conditions and we're a disaster waiting to happen. I got her fitter before by doing a lot of road work with some off-road sections and she was happy doing that.

To add to the mix, we're in talks with a lady about buying her house (it has land!) so at some point we will be moving - there are a lot of drivers for this move, so it has to happen.

Should I try and move the neds now despite the future move to our own place (we're talking maybe six months away by the time everything is settled), or should I just sit it out where we are?

I appreciate that some day the yard we're at could be very good. The people are nice. I've had a few things used/gone missing, but nothing drastic so far. Another drawback though is it's over eleven miles from home: I keep wondering what it is that is keeping us there - too far away, no proper exercise facilities.

To add to the fun, Dizzy seems happy in the field, but has become a total stress head in the stable

I was told she didn't weave when I got her; but she weaves when she sees me, which I thought was out of excitement because 'me' meant we were going to do something. Now she's weaving all the time except when she stops to go for a walk around her box

The stable is big and airy and looks into the middle of the courtyard. She hasn't weaved like this anywhere else we've been, and didn't do it at all when at Newmarket. I'm wondering whether that bit is my fault - if because I've only brought her in when we are going to do something, even if it's just feed and groom, stand with, it's been 'something', so now she'll be in every other day/nigh with the other two to try and get her used to it.

Wow! I think this must be my longest ever! Sorry y'all, I guess it's been niggling at me for weeks now and I don't know what to do. To be honest I'm sick of moving, but I want my horses safe and happy, so will move again if we need to. I know a number of people are unhappy, so it's not just me being a pain and wanting Utopia. I've tried talking to the YM, but haven't really got anywhere. I've written a letter to the YO and am debating sending it to him - I guess I need to decide what to do before I am pushed if that were to be the case.

How likely is the move? If it is pretty certain then i think i would sit it out where you are atm and try to winter her out if possible? (sorry didn't read last bit of thread as fell asleep

so apologies if this isn't possible).Saves money and worry about keeping her fit. I'd just concentrate on hacking after all the pair of you have been through and then start afresh with her when you get your own place (lucky duck) x
 
Ta SS - the move is as guaranteed as these things can be (will fully believe it when I've lived there for a year lol). Just so stressing about the lack of decent surface to do anything on, given the Dizz's back end issues. If the manage was in before winter then I'd be okay with the rest, bearing in mind that one day we'll be off to our own place.

I swear the next one is going to be a rocking horse!

Personally the issues about fencing and big herds would be enough to make me move but then I also seek perfection! I know with Jesper I wouldn't risk putting him out with fencing that wasn't safe and secure, it is after all an accident waiting to happen. Add to this big herds and I'd be worried sick.
I also think you need to take in to account Dizzy's individual needs. You're clearly worried about her back end and the awful surfaces won't do any good. Again Jesper has hind suspensory injuries so anywhere with thick deep mud is out. I'd quietly look around and see what is out there, it never does any harm to look.
 
I think you need to look around again. I would also take moving to your own place out of the equation as there is no definates with that right now, so I would act as if you need to find a yard that is right not just for now but forever as the possible 6 months before you move is going to take in the worst of the winter.

The things that would bother me are - large herds, crap fencing, not proper provision for water in the fields, no school - when you work you need to be able to ride either end of the day in the dark, the hacking isn't great but then it isn't in a lot of places but if you had a school to get you through the week days you could probably manage the hacking ok. The stabling weaving/box walking is undoubtedly stress related - I suspect it would be helped by a routine and regular work (wb do love their routine) but she will probably do that in any stable.

I can't think of anything else but in short I would go off looking again and have a back up plan before you send the letter to the YO - they maybe grateful to be told about these things ours certainly would and would then do his best to sort it all out - failing that there is an old stud for sale near here with stables, land and access to great hacking......

I've not read all the replies, but if I were you I'd look round and if I came across somewhere better i'd move. If you can't find somewhere better, at least you know you're only putting up with it until you get your own place, and it will probably take a few months to put up and fill the new stables.
 
Aw Mrs M!! from reading that id say move now, 6 months is a long time epecially through winter! What about going over Risley way? there are a couple of yards with schools near the golf course at the bottom of no-mans lane, have a look in risley saddlery or in the admag as there are loads of places advertised at the moment.
