Opinions greatly appreciated!

We are currently renting a 3 acre smallholding, 4 stables & nice big 4 bed house with lovely hacking. We find out next week whether our tenancy is being re-newed or not, at the moment i cant second guess it at all.
Anyway, tonight we went to view another smallholding, house of a similar size, a bit more modern inside than my current house, its got 8 acres but only 2 small stables, but a few outbuildings that could be possibly converted to create more. Its £50 a month more than my current place, but the hacking is dire, no bridle paths just lots of small lanes. Its also a long let. We need to give a decision by Monday.
Im really torn, i love my current house, but we really could do with more land, & the new place would also be more dog friendly than where we are now (we currently have a lovely garden, which is all well & good till you get 5 dogs running through the flower beds). Ideal situation would be to stay put as i really love it here (faults & all), BUT im not going to find out whether our tenancy will be renewed till after Monday, which is when i need to give answer by.
I feel a bit like i damned if i do & damned if i dont, you can guarantee if we turn it down our tenancy wont be re-newed.
 
Why can't you find out sooner? Surely there's a way to re-new early?

I'd be completely up front with current owner and say that you're happy and want to re-new but if this isn't the case then you would appreciate a heads-up so you can look elsewhere. If they want to re-new please can you have a formal document to say that this is the case.

Your current place sound better personally as I love good hacking, and the £50/month could go towards looking for another piece of land to rent locally if you need more acres.

Why does the other place need an answer by Monday? Unless they have someone lined up (in which case it's gone anyway) they're probably trying to get you to make a decision. I should imagine if you pop your names down or contact a few days later that they will be happy to hear from you if not already rented.
 
Can you not just express an interest in second tenancy, and say you need to check out planning etc to see if you will be able to accommodate your animals as you want? Then you can give a final yes or no in a week or so.

I guess the hacking is an important part, unless you only school at home, in which case more land is an assett.

Smallholdings to rent are like rocking horse poo round here, they dont come up very often at all, thats why he needs an answer (its not through a letting agent either, its through the owner), hes got other people who want to view, & its not really fair to leave him hanging around waiting for an answer when there may well be someone else there ready to move. The property is empty & ready to go. Just as an example my current smallholding had 33 people chasing after it, we were just lucky we got in there first.

Sadly its not quite so simple with our current house, the lady who actually owned it passed away a while ago & it was left to her children, the one wants to sell & the other wants to keep it. They did initially say that we could stay as we were only 2 or 3 months into our tenancy & they would honour the year we had on it, but last time she came to do the house inspection i got the impression that they would possibly be putting the house on the market in the spring, which is when our tenancy is due to run out. I dont really want to push for an answer as obviously its a delicate situation, but yes a heads up would really be nice. Also if they decide to sell & say we can stay in the meantime, i wont, its a nightmare living in a property thats for sale & something ive said i would never do again.

My worry is if we turn it down & they dont re-new we will have 3 months in which to find another house, im not overly bothered about renting another smallholding as i could just put the horses out on grass livery somewhere, the problem is we have 5 dogs & the normal run of the mill house just wont/cant accommodate them (which is fair enough), smallholdings tend to be alot more flexible & not bothered about animals.

I'd probably look at moving then. If the other place is rented to someone else, oh well. If you didn't move and then had nowhere would be a nightmare.

Sounds like it's not worth the worry at current place though. What if it goes through court to sell etc. Even if you have a right to be there for a while it won't be fun. And that new place has decent owners who must want you in to be holding til Monday.
 
The owner of the other place was lovely i have to admit, i think he would be alot more easy going than where we are now. He seemed to like us as well which was good, & seemed happy with everything we said to him. The property has been rented out for the last 8 years & only had 2 tenants in that time, which isnt, by my thinking, bad going, as rented properties usually seem to have quite high turnover of tenants. Its all been really nicely decorated to a decent standard & a nice new kitchen in it, unlike our current house, which is very dated (wood chip wall paper & alot of damp).
But as i said i do love my current house, its so very hard to know what to do, i love the location of where we are now, its really convenient for everything.
& yes you hit the nail on the head there, a nightmare pretty much sums in the situation we would be in if we were to loose this & turn the other down.
 
If the owners decide to put your current property on the market can you not offer to buy it, mortgage payments can be less than rental.

Not a chance, there is no way we could afford to buy it, the mortgage repayments would probably triple what we are paying now. Would love to be in the situation where we could but short of winning the lottery it wont happen.
 
Save yourself the uncertainty and go for option two. Option one owners may not sell now, but it sounds like you would always have to be prepared for losing that house. Option two sounds like a stable and reliable long term home.

That's how I would see it anyway :-)

this is my thought too. The ownership of house 1 sounds way to messy.
 
Definitely go for two. Current house is bound to be sold at some point in the near future, they will be keeping you hanging as they won't want it empty until sale! It's a no brainer.
