Dividing land up - question for the well informed

Hi everyone, I have seven acres divided into two fields, the bottom one is very scenic , has a natural pond, is by a river etc and have been asked if I would sell it to a local family . The access could be easily arranged to accomodate the two parcels but am wondering how you go about registering it with the Land Registry people as the plot is registered as a whole at the moment. Any ideas would be gratefully received. PS would there be anybody else who would need to be informed ? thankyou.
 
i'd get a conveyancer to do it for you. worth the ££s in case there's ever a dispute, i think. they're cheaper than solicitors, too.
i'd make absolutely sure i retained control of my access, that you don't have to go across their part for anything. things can go very weird over access...

About 3yrs ago I sold the end of my garden to a neighbour, I work for a solicitor and they did all the legal work. You will need to measure the plot being sold, and acurately mark it on the plan of the current title.

It will be up to the solicitors to ensure you are both happy with whats being sold and add any covenants that may be needed.
 
I worked as a Conveyancer for 15 years and you MUST go to a Solicitor/Licensed Conveyancer. The sale of the part off is easily dealt with by a Transfer of part which is then registered at the Land Registry, but you must ensure that all the rights and covenants for the protection of all parties are in place. Yes it will cost you a few quid but well worth it in the long run.
