DIY/assisted yard required - West Berks

I am looking for a small private-type yard, no riding schools, in Pangbourne, Ufton Nervet, Sulham, Basildon etc.

I don't want a big, busy yard but I need somewhere with an arena and good off-road hacking where I can get help with turnouts etc. when required. Also I need 24/7 turnout in summer for one gelding.

Alternatively, someone who has a part livery space that won't cost the earth could be an option.

Finding the right yard with excellent off road hacking close by is not easy I know, suggestions gratefully received.

Not sure if it's any help, but sometimes I go for a hack at Bradfield RS, and there is a VERY nice look yard - neat and tidy, nice largeish arena that we go round the back of. Rose the RI said she thought it was a livery yard. I think if you're coming from the M4, turn left opposite Bradfield RS and it'll be on your left. (sorry if not too accurate as we ride round the field margin at the back) Am sure someone else will know what it's called and if it is livery. You could then get a permit to hack on the Englefield Estate which is lovely (so long as you don't mind scuttling partridges and flapping phesants and the odd deer herd you disturb), and I think I'm right in saying there's a gate from that yard directly onto the estate.
