I'm thinking about converting an old dairy on my farm into stables and with access to 15acres. is anyone able to give some advice on whether it's a good idea given the cost of indoor stabling? also i have two existing loose boxes 10x10ft would they be any use for small horses / ponies?

Perfect thanks.... also, do you know what the view is on shelters in padocks, does each one need one or only if certain horses stay outside over night?

Really quite excited about setting up stables, just hope there is enough interest in the area?

thanks :)

I think as long as there is some shelter in the paddock, i.e. A good hedge or mature trees you don't really need to provide artificial ones. Its always a 'nice to have' though.

However if you are intending on providing all year round grass livery those out in the winter would really appreciate a solid shelter.

I don't know the area particularly well, so can't comment on the livery scene there, however if you built a yard to rent to a single rider with several\many horses. It would likely be snapped up, as this kind of thing is always hard to find, and would probably be less hassle for you day-today.

Don't forget to investigate the planning rules, you may need change of use for the property and planning for any solid shelters in fields, especially if they are anchored or have a permanent base. Getting in tough with the BHS to look at their approved livery scheme is also a plan as it will give you a good guide to various facilities even if you don't shell out for the accreditation.

If you have extra money to spend I would look at putting in a good all weather arena as this is attractive to people, especially to professional riders, and will allow you to charge more.

There were a few posts on here recently about a few people needing livery in wiltshire as their yard was closing! Think they were looking around Swindon...? The post was titled something like "livery needed for 9 horses" or similar so think you could fill your new yard quite quickly! Best of luck!
