DIY livery yards Brentwood, Essex?

ANyone know of any nice livery yards Brentwood/Upminster area in Essex. Criteria - Usable area/school. All year grazing (happy to go with restricted hours in winter but gee must get out) and decent hacking? Happy to pay decent money but current yard's schools so bad I can't work my horse properly and its hidering us. The yard owners are not considering changing the surfaces either. Off to the tack shops today for a look at the ads but thought I'd ask....you never know!
 
we're on the weald and it's a lovely yard. school is bad at the mo as a lot of sand has dried and blown away, but YO putting down rubber in the next couple of weeks. If you go to Crown Corner (Ongar Rd) to the tack and feed shop there, you will be able to get details of yard. where are you now?
 
We're in Upmister. Yard itself is rlly good. Direc access to bridlepaths and god grazing n the summer, but schools ae awful and no sign of them being done. I'm paying £27.50 a week just for the stable and have resorte dto taking the horse off site to Brook Farm and hiring the schol there at £20 an hour. Crazy!
 
Have you considered Park Corner Farm in Upminster (just round the corner from The Optomist pub)? Large school with usable surface, grazing not great but turnout never restricted except for worming days, 2 mile track round farm or short hack to country park. Its obv got its down sides as well as ups but might be worth considering. PM me if you want more details.
 
sounds dear - we're £100 per month and although the yard is not out of 'Homes & Gardens' it's really workmanlike. All year turnout, gelding/mares seperate, winter and summer fields, arena, loo, kitchen area, big tack room, and best of all just over the road from the weald and lovely hacking. People very nice, mostly adults with just 2 very nice teenagers. few oldies, few show type horses, happy hackers, mixed bunch which is nice. PM me if you would like address.
