We have recently bought a house with land, sand school and stables. We had a assessment today for non-domestic rates and will find out next week whether we are liable. Fingers crossed we won't be but I think they will try and charge us! Do any of you have to pay and if so how much? Thank you.

We've been assessed too a few weeks ago but have t heard yet. We are hoping that we won't as the man who came out said our stables are pretty close to the house and we only have three stables. His concern was the arena and I explained why it was necessary for my private use but we will just have to wait and see.

Thank you for your response. Our stables are close to the house and we only have four. We have planning permission for domestic use only but can still be charged non domestic rates! I don't get it.

Exactly the same situation as us, planning permission states private use only although the council did say we could rent a couple of stables out like you can rent a room in your house without being a business.

The rates guy spoke to an older neighbour of ours who asked how to reduce the rates charges for his non domestic buildings. He was told to take the top doors off his stables so they are shelters rather than buildings that can be fully closed. There don't seem to be any guidelines on what is or isn't non domestic and the man I spoke to wasn't clear himself when it came to equestrian property. Not very helpful when the person assessing you doesn't know the criteria.

Let me know when you hear, it would be interesting to see what they get classed as.
