Does anybody rent a yard?? How much would you expect to pay?

Linking on from my earlier thread about moving yards, I have since come across someone who is renting a small yard - 4-5 boxes plus tackroom and grazing - not too far from my house! Its sounds ideal and we have a friend with a school just down the road from there. But I just wondered how much would you expect to pay for renting something like that?? any ideas anyone? :)
 
im very lucky and only pay £50 a month for 2 stables, 3 fields and one field shelter, have added a tack room as well, so keeping my 3 is cheap in that respect. Others i know pay 4 times that.
 
Wow, that's great! Not sure i'll be that lucky, but we'll see! He's a non horsey bloke who owns it, just part of his house. Guess that could mean it could go either way re price. My friend and me between us pay 325-350 per month for livery before hay, bedding etc so anything less than that would be saving us money :) But somehow that sounds cheap to actually rent a yard!
 
Worth trying and seeing same my place is from a non-horse person very lucky he said name a price and i did didnt think he would let me have it for that price only downside is no electricty. Have water and hose etc and only 5 mins from where i live which is great.
 
I pay £118 per calendar month for 2 stables, tack room, 2.5 acre field, water and electricity. Think I am very lucky. Very good hacking but no school, and owned by a lovely couple who are great. They chain harrow and fertilise fields for me and have strimmed the weeds.
 
My sister has just taken on a small yard, 4 acres, 2 stables, small undercover tack/feed area. Water and Elect for £250 a month. This is in Kent.
 
The yard I share costs £150 total a month, we have 4 stables, 9 acres, 1 secure tack room, 2 large storage barns, 1 indoor turnout barn and a large yard area, we also get all water and electric within that. We also rent a further 9 acres for £60 a month to supplement grazing.

It is a very very good deal, and when the YO's girlfriend is over from Canada, we get free "puddings" whenever she sees us on the yard... Yum! We are lucky to have a great relationship with the YO too :)

We do all the maintenance work, though depending on what it is, the owner will pay the bills for a lot of it. We sort fields, he sorts buildings.

We get free kittens as well if his yard cats ever have any ;) though it is also our responsibility to ensure they find good homes!
Oh, and it is all secure and hidden from the road too :D

Ours is in the village. My friend has been there for 7.5 years and we joined about 3 years ago when her old yardmates left. It helps that we are in a small village where as long as you are reasonably community minded, a friend of a friend will have something!
 
I.m currently paying £360/month for just under 8 acres, 2 stables, feedroom, container body for hay storage and granary building (rest and store room), with water included. No school. Has electric but that's extra. Not a bad price for my part of the country.

However, unfortunately I've just been given notice as the landlord farmer wants to redevelop :-(.

Anyone know of any yards/grazing to rent for 4 horses in the South Bucks area (would prefer not go go onto livery yard)???
 
So really 325 - 350, which is what we pay for livery, wouldn't be too unreasonable really would it. Finger's crossed for less but will see :) It would be amazing though - not to have to answer to anyone for a start! There's nothing worse than dodging a grouchy looking yard owner on the hunt for the person that dropped that blade of straw.....:) will update when I get an official price!
 
My friend paid £800 a month for 11 boxes and 35 acres plus storage with excellent hacking but no school.

She's now moved closer to home to a yard with 9 boxes, floodlit school, 9 acres, two storage barns and access to off road hacking for £1200 a month including bills.

I know of a smaller yard that is £35 a week including bills for 3 stables and two acres of grazing. So there are bargins to be had.
 
Oh to dream!!! I thought I had the ideal set up but it seems that it is rapily going down the swanny.....I'll never go to a livery yard, not after keeping my self to myself my entire life! Any one know of anything in the lichfield area?
Sorry to highjack OP! If the owner says make him an offer, make it a teeny bit lower than you are prepared for, then you have haggling room!
Id say £300/330 pcm is about right depending on what you get for that!! xx
 
well, we've just been to see the yard :) Gorgeous old style yard with original stables, brick floors etc, plus a lovely little tack room. Water and electricity too. The only down side - 2.5-3 acres!! We've only got three horses but would that be a push do you think?? Two live on fresh air, and with careful management I think we could do it......? He's going to think about rent, but we're going to make him a cheeky offer of 250 pm :)
 
The standard here seems to be £25 per box per week but for that you can end up with no grazing to speak of or acres of it and an arena! Price seems to be based more on the number of stables as opposed to the facilities included.

Your little yard sounds wonderful, fingers crossed.

Sounds lovely! How big are your horses? If they're good doers I'd say they should be fine. I'd be tempted to divide it up into 2 or 3 sections and rotate them throughout the year. maybe opening it up for the worst of the winter and then sectioning off again in the spring.
 
i pay 250 a month for 5 stables 10 acres tackroom feed room and storage room, ample parking for cars/lorry and includes leccie and water I am also allowed to run a business from there. no school as of yet but it gets started this month once its completed rent will go up.

also just had my big field fenced and divided.

hacking in the area is amazing
