Feel quite fortunate atm, though we have had a couple of fairly rough yards in the last year.
Currently we are the only residents on a farm yard which previously housed 30 odd horses. All derelict and very scruffy. Consequently there are lots of half empty barns, run down stables, unused dairy, milking parlour and lots of hard standing.
We've converted the dairy into a tack room and reclaimed 6 of the stables from the biggest barn, we've also got 2 usable empty stables for keeping feed etc. in. Taps, completely under cover, electricity, lights - we're spoilt. Field is very wet and hilly, but we mind that a lot more than the horses do, they have wonderful views that seems to keep them most happy. Hacking involves lots of lanes, but is really very good. Friendly neighhbour with school 1 mile up the lane, so shouldn't complain.
Just need to ensure the farmer doesn't want want any more liveries, be horrible to have to share it!
