Dream equestrian property and location, but its next to a pub, would you?

So i have found a gorgeous property with a few acres and stables, no arena but we have transport to box out
The location is stunning, Rural, only issue is it directly opposite a country pub.
We know that it's a very upmarket clientele as we actually know the pub quite well, its mainly a restaurant, but they do host events now and again in the outside marquee that is directly opposite our house. Birthday parties and things like that.
I think the noise may only be a few times a month through the summer, any advice? would it bother you?

I’d put up with a lot for the right equestrian property!!

I bought a house across a valley from a recycling site full of skips, it’s a bit of an eyesore but I didn’t have the budget for the property I wanted plus a beautiful view. I barely see it now and the noise is just like farmyard machinery.

Wouldn't bother me - I'd be thrilled personally 😆

Noise might get a bit much for horses and I'd worry about horses being fed or touched when they weren't supposed to be, but that's nothing a bit of strategic double fencing couldn't solve.
yes very convenient for a pint or two! Luckily there is a huge hedgerow that you cant see through, plus the paddocks are post and railed a good 10 foot back from the hedgerow, so noone could touch the ponies :)

we are surrounded by farmland with horses and cattle, so id be very surprised, but good point

Definitely check. My experience is that many of these places don’t care much! Local pub here is next door to a livery yard and have a firework party every year, despite pleas from the adjoining yard and videos of extremely distressed horses lathered in stables posted online.

This is the thing, for our budget, we are getting a hell of a lot!

I have a pub very close. No trouble at all. They let me know if there’s fireworks so I move horses to a far field. The oldies have got used to it and are no longer bothered.

The only thing I might be worried about is people touching/feeding the horses, but if they are well fenced away then being near a pub would not bother me!

It sounds lovely! My OH would be more than happy with all the money my horses cost if he could have a pub next door! It wouldn’t bother me at all if the patrons couldn’t get to the horses.

My rented yard backs onto a pub from our winter fields. We get some nice live music a couple of times a month but otherwise no bother all. We have been known to walk over for a drink here and there too which is a plus.

It's sounding better and better!
We are in a hamlet of 50 houses which is very quiet most of the time. We can hear when the pubs and clubs in villages below us have events on but the horses don't bother and they have all always thoroughly enjoyed the fireworks displays that we can see for miles around in November.

I would love a pub opposite our house so it wouldn't bother me.

Mine are not bothered by fireworks we have a company behind us that does massive events and they trial them on a track at the back of us, so mine see fireworks every week of the year they stand there watching them.

Surely a business which might let off fireworks is a better bet than people having their own private firework parties?
You would hope a business would be mindful of their planning conditions and wouldn't want to upset their neighbours

It depends how often they are doing it, a wedding every weekend through the summer might get a bit much

There’s a pub very close to my place and it’s great. You hear a bit of live music drifting up if you’re there summer evenings at the weekend and there’s the occasional smell of roasts when you’re froze to the skin and hungry but it’s fine.

They have a big car show type thing once a year which is chaos for 24 hours and fireworks maybe 4 times a year, ours all stand and watch them!

In years gone by, before mobiles, I occasionally begged use of their phones for emergency vets calls and it’s still nice to know that I’m out late in the evening, there’s other people close by.

I came here to say this but also that I grew up next door to the village pub, well just behind it. Our house was (is, it's still mum and dad's house) listed so we couldn't change the single glazed windows and my bedroom overlooked the side of the beer garden. The beer garden wasn't too noisy but the pub would occasionally have live music. It was fine in winter but they'd open the windows in summer. That could be quite loud but it was only once or twice a month. I got used to it very quickly and can sleep through pretty much anything as a result.

I get that it might be a bit different with the horses though. Could you speak to the pub and find out what sort of events they run and whether they involve fireworks?

We can hear the music. Doesn’t bother me. I hope people are having a great time and thankful I’m not paying to listen to it. From upstairs I look down onto the stage. Some groups are well known and quite good.

My parents have lived “next door” to the village pub for 40 years and apart from the odd person parking on their drive it’s not an issue. No space for outside events though and the buildings are far enough apart you can’t hear anything.
