In my back garden for easy access and so I can turn out in my PJ's, acres of excellent post and railed grazing I can view from my kitchen window with a huge field shelter in every field, a lovely stable block for my two boys, hay barn and a brand new arena with a fab surface complete with a set of show jumps!

Id love my own country cottage with stables 
Id have about 4 stables, with fencing round so that I could leave them to roam the yard. A nice big hay barn and storage area. An arena with some jumps, a few logs/xc fences in a field. nice post and rail field with a smaller starvation area, field shelter (or my stables in the field

My last share was on a fab livery yard, so I'd take the:
Large, American style barn,
All year round turnout (dawn till dusk in winter, 24hr in summer)
Miles of private, off road hacking with Xc jumps,
Amazing views,
Two beautifully surfaced schools,
Grass jumping paddock,
Clean toilet facilities with working sink and plenty bog roll,
Staff to maintain the yard and land and also to check on horses,
Complete absence of mud
And no need to poo pick. Ever.
And add:
Private tack/feed rooms,
Indoor school,
Decent flood lights on the outdoor schools.
Spoiled? Me?
