I couldn't possible comment on a public forum... That might give you some idea of my thoughts The farm itself is nice and the farm manager is lovely though.
ahh it really depends what you're looking for in a livery yard and what's important to you - outline what you want and I'll give you my opinion on whether it would be good for you then - or I might be able to suggest somewhere as I know pretty much everywhere round here
Like most places it has its good points, but some sizeable downsides too...
Would like a nice friendly yard (we are relocating next month to Chelmsford so looking to make new horsey friends etc!) that has a school, jumps, off road hacking & all year turnout.
Think my priorities are a nice friendly place & that fact it needs to have a school.

DO NOT GO THERE!! I used to be there and the yards are in a lovely setting, HOWEVER the actual livery Manager is a NIGHTMARE!!!!!
SHe rules Dukes, Lightfoots and Stonehill and is very much disliked. SHe has had around twenty people kicked off! She will be sweetness and light to get you on there and then you will get to see the real side of her. BEWARE! She is ignorant, unprofessional and I know the people still at the yards are just waiting for the day she has her comeuppance. This is not my personal feelings - just ask any horseowner from Roxwell or surrounding villages!!

I keep my horse here and we are both very happy. The yard manager mentioned is knowledgeable and experienced and has the unenviable task of overseeing and supporting the owners of up to 50 horses. It is a BHS approved yard so if horses are not being cared for properly or if owners are causing other owners trouble, she has her say. Sometimes this results in people leaving or being asked to leave... There are miles of off road tracks maintained by both the farm manager and yard manager, with cross country fences along the way for those that want them. The owners I see are friendly and supportive of each other. I would recommend you go and pay the place a visit and make up your own mind!!
If this is not the last posts personal feelings she has no right to comment on what she thinks. I have been a livery for nearly 3 years and have always found the livery manager (andrea) to be friendly, helpful and a nice person. Yes people have been kicked off in the past but these people have been spiteful, not looked after there horses properly or like to stir at lot of ****(which is what you get at a lot of livery yards). Having been to quite a few yards in the past this is the one that I can see myself at for the foreseeable future.
I must say I find some of your comments intriguing. Clearly some of you who have high opinions of the yard/manager are still in her good books!! I also am slightly offended that anyone who has apparently been 'Kicked Off' does not look after their horse or causes rucks!! I left just over a year ago due to insufficient livery services offered ( by this I mean the yard manager is quite happy to pick and choose what she wants to do and not offer a full spectrum of services to everyone equally!!!!). The yards themselves are lovely and never experienced any problems with any other liveries there and can quite honestly say that I know of at least 5 people who would love to return if the managemnet changed!!!!!
funny how whenever there is a thread about a livery, general yard or dealer 5 or 6 new members pop up with their first posts ever...not very credible IMO.

Just read with interest a few of the replies. Firstly, to Janeto - please forgive me for my poor grammar! I stated that these were not my personal opinions but I meant to type -that these were not JUST MY personal opinions. How silly of me. Secondly, Just a small question for Janeto - you seem to have a lot of good and positive things to say regarding the yard/Manager and some pretty strong opinions about the 'rif-raf' that the poor misunderstood manager has had to deal with (poor love!) - but are you not the same Janeto who LEFT DUKES A WHILE BACK because you could not stomach the (same) Manager. I had also heard that you could not wait to criticize Dukes and the Manager to plenty of people at your new yard! Interesting!!
