Equestrian estate agents / valuers - and anyone want to have a stab at a valuation?!

Does anyone know any reliable estate agents or valuers for equestrian properties? No house, if that makes a difference to who you would recommend.

And if anyone has an idea on value I would be grateful! A small but quite pretty yard with 10 flat well fenced acres split into 5 paddocks, 40x20 arena with a good surface and lights, 5 stables, hay barn, shipping container for a tackroom. South Oxfordshire, quite an expensive area. Hacking is ok but not amazing. Water but no electricity on site (there is a generator).

Possible chance - 550 to 750

Probable chance -1 million…

It’s not straight forward to value especially if it already has an established business … are they selling that with it?

I’d think you’d be looking at £400k as is, assuming it’s accessible, and a lot more if there was any possibility of building or converting the barn. I believe they’ve relaxed the rules very recently on barn conversions, so there may well be.

I’d agree with the figures above.
At least 350k.
Rising, potentially exponentially, depending on planning potential

Thank you for this and all replies. It's my yard and isn't an established business, it could be a small livery yard but limited numbers - can't imagine it would make much money as a business. I've enquired previously about planning and got negative responses both from the council and from consultants, I wouldn't say there is 0 chance but very low.

But depending on location I think £350-500k land is valuable and as you say Oxon isn't cheap. If you have easy access to venues, or a short drive to more/better hacking etc will all help value.

Both slightly south of you but I've used both in the past and they do cover towards Oxford and also cover yards with no accommodation and/or electric connection.

If it's not their area then they may recommend someone.
