.. a 4 bedroom terraced barn conversion with very very small garden but 6 acres of decent grazing land with stables within 2 miles of Cambridge centre?? House is very nice but garden is rubbish, grazing just behind the house.

Just curious!
 
I'd guess at 250k. I have heard cambridge is reasonably priced and people that want the rural barn n pony dream may not want immediate neighbours.

Also I wouldn't want a tiny tiny garden outside my property I want to open the doors in the summer and wander with a coffee in hand, seeing if my plants, shrubs n tubs have grown.
 
Just out of curiosity, would it be the amount of land that makes the house or the house itself? With 6 acres, it's not just a pony paddock for the kids pony - you could conceivably get 6 horses on it and not struggle.
 
£400k but i don't really know the area.

how good is hacking?

any equine facilities?

access to motorways?

good, free draining land?

Personally I wouldn't want it - too close to Cambridge and/or neighbours - but if I were marketing it I'd be thinking about £800K depending on how nice the house is, what the garden could be made into etc. Provided it's not in one of the less desirable areas.
 
Sorry for some reason I thought the 6 acres land was available to rent 2 miles from Cambridge

Being quite near you and knowing the demand for Cambridge property and the lack of much choice re; equestrian property it would have to be £750,000 +

I'd guess more in the region of £600k - £700k. How long has it been ont he market?
 
I am a bit confused , but if the house and 6 acres are together and within 2 miles of Cambridge I was thinking £900,000 at least.
No, Cambridge is not cheap !!
 
It depends, on the barn development and what restrictions are on the land. Agricultural land is about £3k per acre, paddock land is about £15-20k per acre in this part of the world. Cambridgeshire has some of the lowest prices for land in the country, out in the Fens, but I imagine that two miles from the city centre it would be top end price. You say the barn is terraced, so that will pull the price down. I'd reckon it would be on the market for around £500 - £600k. But what do I know!

I don't know Cambridge, I'm suprised its that expensive? I would of said being its a terrace around £ 450-500k

My farmhouse is on the market; We are two miles from Market Harborough, I am detatched with 6 acres and stone/slate roof stables out the back door.
Ours is on for £645k, a bargain I thought!! but people seem to want everything for nothing atm

i hope that you sell it for good money...but propety is over priced in the uk..and their is a lot of propety unsold on estate agents books...i think 750 is way over priced
 
Cambridge is notoriously expensive for property. With the University, science park and numerous other technological industries etc. establishing themselves close to the city, a premium has to be paid. Also, property within easy commuting distance of Cambridge is a higher price as there are good communication links both to Cambridge itself but also London is less than an hour away. I agree that it would probably be £1m+

There is a lot of rubbish unsold on estate agents books. Price is all a matter of supply and demand.
 
sorry but i think you need to look at the bigger picture, equestrian centers are on the market unsold ..many people who have bought at high prices are now in negative equity and can not keep up with the morgage payments...A house is only worth what somebody will pay.
