After a lot of umming and ahhing, I think it now looks likely that I will move to Oxford next year for work so going to have to sell my much loved house. The plan is to get it valued soon after the builders have finished doing a few things but I'd be very grateful for a sort of ball park idea of how much people would pay for the following, as it is very much a horsey property.

Based near Newmarket, 20 minute drive to Cambridge,
5 bedroom detached red-brick Victorian house, fully renovated to a high spec
4 outbuildings, including hay/wood storage shed
4 stables with room for more if needed, visible from the back of the house
0.5 acre garden
10 acres of well-draining good grazing, post and rail fenced, automatic water troughs, immediately adjoining the back garden
Secure hardstanding parking for lorry or trailer
Planning permission for 20x40m arena, planners would be happy to expand this to bigger if required, haven't put it in yet as uncertainty over moving house
Really lovely location - overlooking a big old-fashioned stud
Very easy access onto main roads

Price will really depend on what is on offer in the area. It looks amazing - if you could move it to Somerset and price it at £400,000 I will buy it...haha. Good luck with your move.
 
IMO it depends on who wants to buy, as properties like this are a bit one-off. We happened upon our house which has 3 acres simply because it hadn't sold at a higher price (was priced as with bigger houses with similar land) whereas it really is a small house not suitable for loads of kids hence it not selling.
 
Amymay, I know - I'm gutted, it's been such a project and I've got so very fond of the place, it's full of happy memories :(
 
I'm in that region & own a property not far from there (ours has more land and we are building a very large house) ours is valued, when finished, at just over a million.
Going off that, depending on finish & which estate agent you market with I would say at least £850,000 but likely to be more :)
 
Hmm, well I guess it depends on the immediate area it's in and what amenities are nearby but I thought newmarket was a fairly expensive area to buy in? I am up in Yorkshire and, in the particular area I live in you would not get a 5 bedroomed detached house in decent nick, with 10 acres, stables and permission for an arena for under £1million at all!!!
 
It is actually in Newmarket itself, just on the north side, so about equidistant from Cambridge and Bury. Thanks for all the help - much appreciated.

loveeee the house- i can imagine how gutted you are to sell :( Its exactly the type of house id loe when i win the lottery (heres hoping!) :D

How about a swap for a 3-bed house just south of Oxford? Sadly no land (well, half an acre), no outbuildings (unless you count the shed). Not tempted? Shame...

I don't know the area so have no clue on value. But Rural Scene and East Anglian Equestrian might have something similar that would give you an idea (or could probably give you a better valuation than the normal residential agents).

There's a nice looking 5 acre property in Norfolk for about £580k (not as good an area, I think?)

Depends which bit of Yorkshire. In the pennines of West Yorks you would get it for £500k - two of my friends did, and you regularly see small holdings for sale for £600 ish.

As someone said, its worth what someone will pay. A lot of houses are valued over a million round me, but they don't sell. One that was valued at £1.2m actually sold for £450... Right Moves do a list of what has sold within your area if you subscribe and lists the prices - its a good indication.

OP you've done so much work and are so happy there, couldn't you commute or rent the house out for a year? (Not sure how big a commute it would be - I live in Manchester and work in London once a week, so anything less than 2 hours seems close to me!!)
