Equestrian property &/or

Hi all, where is the cheapest area (Manchester upwards) to buy either equestrian property [avg size house, land, stable, arena] or house with land which could be converted?
I have family links north west, north east & Lanarkshire(Scotland) however as long as it’s north & up i would be happy to move anywhere!
Prices and what it includes would be a great help. Thanks :)

Being Scottish but now living in Cheshire I’d say Scotland, I’ve seen what I want advertised in North Ayrshire for <£500k that I couldn't even get for >£800k down here. Dam husband won’t move north of the border.

It can be a bit bleak with boggy/marshy grazing.

Some of the areas don't have much in the way of industry so it often means a commute for work.

I know someone up Perthshire who bought part of an estate (there is apparently a man who buys up big estates and splits them to sell) and is building their own house. Its definitely out in the sticks but a lot of land and cracking location.

Some areas of Fife is relatively cheap, especially compared to English prices.

Basically scotland is a lot cheaper than a lot of areas in england.

Moving back to Scotland was always the dream growing up so I definitely would not say no to that! I would suggest getting a new husband, haha! He obviously isn’t aware that Scotland is the best place to be. ?

Ah, that’s interesting! I bet building a house is very expensive though. But another vote for Scotland suits me!

There was a time in the 70’s, 80’s and early 90’s where building your own house was cheaper than buying a built house in certain areas of the UK.

Thats completely changed, except for popular south locations. Ive worked on many owner new builds and the total costs are easily hundreds of thousands.

One very cheap plausible option is to buy land, it’ll be more likely classed agricultural, and IF you want to set up an agricultural based holding, you can get planning permission for a residence. Depending on what you fully wanted to offer equestrian-wise depends whether this would be successful. It has to remain agricultural land, they wont give permission for a residence for folks then to have a massive paved patio, go cart track for the kids etc etc.
You can then consider your housing, which personally i’d go for one of those 2 storey log cabins homes. Hire some carpenters and you’d have a large home built for less than 200k. To build a wooden framed residence is more in keeping with nature and is likely to be approved by planning, especially if you’ve bought a large agri-land plot.

So thats a route many dont know is available - yet there are restrictions on what is classed as an ‘agricultural-based business/lifestyle’ ...a good rural planning solicitor will be wise to consult on recent laws regarding this route.

If its an area classed as ‘outstanding natural beauty‘ or ‘ancient woodlands’- youre very unlikely to get residential permission no matter what, which you probably already know.

My parents have just built a house and it was definitely cheaper than buying a house with land in that area (Kinross).

Theyve built a one storey 3 bed house with 2 reception/living rooms and again cheaper than buying a house of that size too.

I'm not sure what the toll of over 2yrs living in a static caravan with 3 dogs will have cost right enough! Ha ha

I live in South Lanarkshire and when I was looking (2015) there were 3 places in our 'price range'. A large house with a school, 10 acres and a big block of stables (around £250k); a former rather rundown riding school with 27 stables, indoor school and 30 acres + I'm pretty sure there was also a small house there under £250k; and the house we eventually bought with 10 acres 3 timber stables & outdoor school £400k).
All places needed work (fields, stables, schools etc) and all suffer from being on soggy clay soil. With the place we bought the house was fantastic, but the stable roof needed replaced, the school surface needed replaced and the fields were an unholy mess - they are now proper paddocks with hard standings at the gates. It took a lot of work/money but it was worth it.

Anyway hopefully that'll give you an idea of prices. I don't think the value of our place has changed much. Certainly the other two places will have changed in value, but only because the owners did a massive amount of work (the old rundown riding school for example has been totally transformed).

We live across the Scottish border in Berwickshire. We bought a smallholding with 10 acres. 3bed house and barns for a fraction of what it would have been 5 miles south into England!

oh, really, that’s interesting! Haha, yes, i’m a happy camper, could probably live in a caravan forever if it gave me an arena?
