If you were able to build a yard from scratch what features you would like to include?

a really big indoor school with loads of nice jumps and a speaker system and mirrors, a nice jumping paddock with banks etc, big airy stables, possibly american barn style given our weather, with automatic water things, a wash bay with hot water and a solarium, big tackroom and feedroom now just got to win the lottery and its mine

oh yeah and if i was having all that i may as well add a nice string of showjumpers and a groom or two to help look after them

Huge indoor school full of great jumps, 1 outdoor dressage school, 1 outdoor jumping school,cross country fields,horse walkers,lunging school,nice spacious barns,loads of hacking and a room with a fridge and some biscuits!

*Fully post and railed turnout all with trees around the edges to provide shelter (at LEAST 1.5 acres per horse)
*Hardcore walkways and gateways to / in fields


Oh and of course plently of nice showjumpers to fill the place up

I would have about 20-30 stables built (possibly in American Barn Style stabling) with hay mangers and automatic drinkers. I would have plenty of grazing and each paddock would have post and rail fencing, and either natural shelter or a field shelter. I would have a large floodlit Indoor or Outdoor Arena (or maybe even both!) with a full set of Show Jumps. I would also have a Show Jumping paddock and a field with Cross Country jumps for riding in. I would have a big barn to store all of the hay and straw, etc.

xc (all weather landings etc)
Full set of SJ in jumping paddock ( must be flat field)
all weather gallops
various size dressage arenas
off road hacking - preferably all weather track
horse walker
solarium
horse swimming pool
wash bay
the biggest stables ever! in a american style barn, equipped with automatic drinkers/hay mangers feed mangers
the biggest comfiest beds in the stables
hay barn
straw barn
hugeeee feed room with lots of cupboards, work surface, sink etc
rug drying room
rug washing room
huge tack room
post and rail paddocks with big shelter in each field
a poo picking machine!
a staff room
a swimming pool for humans
all the necessary tractor machinery
those wheel barrows with engines!!!
an off road "road" to do road work with out cars !
hard surface to all fields
ermmm some hills to do hillwork!
an on site tack shop (if iv got all these facilities i can afford to have a tack shop on my doorstep!)
a cafe ( must sell the tastiest sausage baps!)
