Me and my OH are really interested in starting our own livery yard is it something that is hard to get into is it really as fun and enjoyable as it sounds! Its something that i really want to do it. Am i crazy.
We had a livery yard, it was a huge huge stress. People turning up at yard all hours of day and night, people thinking 9.30pm on a Sunday evening was a good time to discuss bedding arangements, people demanding dust free straw, people pinching my feed and one lady grazing her arab on the lawn
My poor mum couldn't take it anymore and the last livery was asked to leave last year.
I'm just in the process of opening my own livery yard opens 3 rd week of jan if we are ready te he
so far its cost over 30 grand to get 10 loddon stables the arena done with floodlights, tack room ect
we rent the barns and land of a friend who is a farmer for peanuts we have a lease hold of 40 years
the liability insurance and business rates all add up
but its more of a vocation for me as hubby brings in the wonga te he
i hope its successful and everyone is happy with the livery we provide I'm only offering full and standard livery and i and my sister are running it
if you are up for a hell of alot of work not much dosh unless you have 30 plus boxes and running round for people who can piss you off then go for it te he
I'm really doing it as i just love it always have love being outside and the way of life just suits me I'm definitely a welly and joddy person

and we must be all mad to go out nite after nite in the cold mud and wet so if you can do it and earn a bit of cash seems worth it to me
but my yard is only little the most we will have is 15 horses
i dont fancy a big the max 20 horses it will cost us a lot as we dont own a house but i was wondering if it would be worth it if it would make us money in the end of it.
Bloody hell, just take a look at my last post on page three "Do I have the worst liveries in Britain?" Of course I don't but sometimes I feel like I have! hehe.
I'd say go for it if its what you want to do. Its hard work but its also rewarding, and if you have your own horses will give you plenty of time to spend with them ( I manage to ride every day and run the yard).
There will always be one person who does or says something that makes you mad and you won't be able to please everyone all of the time, but just do your best im sure you will be fine!
I make money from 8 liveries... only because we hae our own place.
We have the insurance etc because we also have a shoot and a fly fishing lake. We have a huge range of victorian stables. They used to breed farm horses her, so the horse accomodation is palacial. These buildings are of no use for modern farming because you can't get a machine in to muck out. If I didn't have the horses, the buildings would be empty. The fold yards and stone barns are also useless for modern farming. My husband has massive modern buildings for the pigs and cattle.
We have our own hay and straw, hence we turn a profit. We sell the grain to the co-operative, and get the pig food back so each winter the grain store gets rubber mats and rubber crumb put down and it becomes a huge indoor school. In the summer the riding and driving is so fantastic that no one would want a school. We have a show jumping/schooling field though.
The muck heap gets spread, so no charge for getting rid of that!

as an accountant with livery clients i'd say it depends on how much money you think is an acceptable wage for your time
if you are used to earning good money & still want to i'd forget it!
add into this the investment you have to put it & the sort of return that investment could otherwise generate you & it looks even worse
the types that do well in my experience are the ones that have top notch facilities that clients will pay a good premium for , some of my livery clients have got rid of the liveries & done well on bloodstock & training , the ones that tend to do ok are the farm diversification ones that have done a nice set up with the grant money & already own the land , the ones renting a yard tend not to make great money
