Field advice needed!!

Right so I have just brought a horse of a lovly couple that live 5 mins from my house, im looking for a field walking distance from my house which i have a few candidates for!

So the dilema i have is that the strongest candidate, perfect in the way its only a 2 min walk from where i live and its only £2.50 a week( I know crazy cheap!!) so, so fare its perfect, the only thing is that its very over grown and has alot of brambles, there is a cob type in there at the moment that i have permision for a friend to ride as company for me (again perfect) At the moment it doesnt look like there is any green grass just gray lol the owner says it comes through nice and green in the summer, it is shaded by a wood so doesnt get much sun as it is. One other bad thing, it is behind a small houseing terrace which could be good in the way of having people to keep an eye on him but also i feel uncomfortable haveing people watching me whilst im handling my horse?

Please am i just beeing pathetic lol

so do i put my baby in there for a couple of months to see how it goes because its so perfect (in some ways) or do i hold out for something else that wont be as close and might be more money????

I have the option to put him in there for a couple of months as the old owners are happy for me to keep him there as long as i like, i would leave im there but my OH has to drive me there in order to see or ride him, which i know he will get annoyed with soon!!!

I have a similar situation, Just on the outskirts of town, only two mins walk away but overlooked on one side and rubbish fencing which i would have to do myself. I had the same thoughts and that was a year ago and hes still there, cost me a lot in fencing and i have to maintain it myself, but i love it and wouldnt move off now xD

You dont even notice the houses after a few days, its also in a very good area of the town, everyone is lovely, he has a little fan club lol. On a big plus side, i once had a random person in my field approach my horse, then run off pretty sharpish when Darcy tried to boot him, and i knew about it right away from someone who could see him from her kitchen window, id never have known if he was in the middle of nowhere.
