Hi,

I am just about to exchange contracts to buy 16 acres of land with a friend. It has just occurred to me that I have no insurance in place for this land. Is this an issue? I would insure a house but not sure this is necessary for the field? If I do need to insure what kind of insurance do I need and does anyone have any recommendations?

The field currently has a tennant (who will be given 1 month notice on completion) who grazes sheep. The plan is to build stables (planning permission is just about to be submitted) and then graze my own horses and sheep on the plot. As soon as we start building I would have thought I would need some kind of cover for the buildings and again what should I go for and does anyone have any recommendations? I also know once I move my animals on I will need at the very least third part to cover them if they stray but they are already covered for this under an existing policy.

Basically I'm just confused as to what insurance I should have when and who the best person would be to use for this insurance?!?

we have no insurance on our land - what would you insure for?
That said maybe there is insurance available incase the caravans move in on the land? But I doubt it - for that you need a good strong local council/

If you put up buildings, yes I would then talk to a broker as they may collapse, burn get wind damaged etc.

Currently, I have just BHS gold membership which has the liability cover in place & is worth the annual membership for peace of mind.
I used to have the yard/fields covered with South Essex Insurance when I was producing/breaking etc, but as the 'newest' wooden stables are now 15 yrs old, I think I'd have to take it on the chin if something happened (the older block are 25 yrs old) tho all the boxes are still in damned good nick. (plug for Windsor stables there! :D )
