Field lrent - how much to offer?

I'm interested in renting a field near my home. It was previously used by the owner's daughter and has 2 acres, 3 stables, tack room and field shelter. There is mains water and lights in the stables which are powered by generator. The owner will be responsible for all maintenance, harrowing, topping etc, muck heap removal, water and fuel for the generator. The owner has said she is happy to rent it to me but it has to be just for my two horses and no others (which suits me perfectly) although I can divide the fields however I want and can have 24/7/365 turnout. She's asked me to come up with a price. How much should i offer? I'm in South Wales.
 
got to be worth £30 per week! what is the local DIY charging? that should give you an idea to price. if it were in the midlands it weould be a bargain at £60 per week.. remember there will be no days off or holidays for you unless you find a good freelance groom who you could pay. and dont forget as landowners they also need public liability insurance. and what happens if you want to ride one out and leave the other .. will he go potty?

The closest DIY to me is about 6 miles away and charges £23 a week per horse. They do have a brilliant arena although the hacking is pretty pants as it is all roadwork. The field is 2 mins walk from my house and there are several bridle paths close by. The nearest arena for hire is about 5 miles away but costs £10 per hour. Days off and holidays arent a problem for me as I have family living locally who would do the horses for me. As long as i put them in a stable I can ride out with one and leave the other one
 
I pay £50 a month but thats just for 3 fields which are large, a field shelter, 2 temp stables and water. My friend has what your looking at very similar and see pays £50 a week.
 
Those prices are very reasonable.

Small purpose built yards like that here in the Midlands can go for around £400-£600 a month to rent, which means that to be able to afford it, you would have to get a few horse owner friends to share the rent with!

If the lady asks too much, it may be worth speaking to a local farmer, who may be willing to rent out a field with a barn or similar on it for a good price.
 
I rent two stables and 3 acres with electricity and water. The farmer is responsible for all maintenance and we fence off the field as we wish with electric fencing. Horses can live in/out as we wish. Excellent hacking but no school, this costs us £120 per month.
 
I pay £90 a month for 1 acre with 2 stables and tack room (not secure enough to leave anything valuable in it though, only everyday junk), little hay barn, two chicken houses & run. No electricity or running water but there is a 800 gallon rain water tank which is handy when it doesn't freeze in the winter!
Hacking is excellent and there is a livery yard down the lane where I can hire the school.
We're in South Leicestershire.
 
start at £35 per week i would say. its a friend so you dont want to take the preverbial and you may find she will say oh call it £30 a week. I wouldnt offer any lower tho. xxxx
 
There is a yard for rent near by me which has 6 acres and 6 stables, tack room, field shelter in one of the 3 paddocks and a hay barn/food store. There is water and electric supply. The yard ajoins one of the local commons and has a bridleway half a mile away. The yard is up for £300 per month
 
dont think i would like that - common = thieves, bridleway = thieves.
really? i'd love it if I had enough horses to fill it- ! pay £105 per month per horse-for DIY £300 is a bargain- its got decent fencing and the land owner lives accross the country lane- I'd rather have good hacking than treck for hours down main roads. I used to keep mine at home and the Jack Mitton way was 1/2 mile away- they were never stolen (thankfully!!)
 
anyone can walk the common and access the bridleways - so if there are people about = no suspicion - they could be casing the joint and the horses, very unsafe for me to even look at! xxx
