Field rental - help!

Help, please be gentle, first time here! Have been looking to buy 1 to 2 acres locally for some while. Lady up the road has inherited a large plot with her bungalow ( app 7 acres) which she doesn't want to sell but may be prepared to rent me a bit. Problems are an acre would need fencing off ( suppose I'd have to pay that - any idea of cost?), she also says there is a ragwort infestation which they are dealing with, also the land is registered as agricultural. Would I have to apply for change of use to rent as paddock? Would I need some sort of agreed tenancy? What sort of money should I be paying? Should I give up and look elsewhere? It is literally 20 yards from my front door however so very tempting, there is no electric or water on the site as far as I'm aware.
 
You do need change of use planning wise. If you are going to have to spend money on fencing and you are renting you need a long term agreement. Also I would be wary renting from someone who is reluctant short term unless you can move again quickly. 1 acre is not much land at all what size ponies and how many will you be keeping on it?
 
I paid £5 per metre for post and stock fencing with a single wire above, post and rail is more expensive

I use electric fencing inside the main boundary fence to separate off sections

I insisted on a guaranteed year's rental before paying out for the fencing

There is no water and power at my field either, I could run a hosepipe from my garden through a hedge to the field but dont bother as that would only get to the corner of the land so I take up water in containers and have an IBC tank and waterbutts linked to any available guttering/downpipes (stables, chicken runs etc)

The power is a problem in the winter, I have battery operated lights though and a generator

I would suggest that if the field has no buildings for you to use that you bring the pony down to your driveway/garden for anything that needs treating and rig up some decent outside lights there

IMHO nothing beats having your animals on your doorstep so if you can make it work its a really good idea
 
we have about half an acre at the bottom of our garden and we have put up a stable, its not a concrete base, only compacted road plainings, membrane and heavy duty rubber matting over the top, as its not a permanent structure we didnt apply for PP, pony is turned out with companion down the road during the day and we bring him home at night, hoping to get some lighting down there soon before the winter sets in!
 
My understanding is that u can put up a stable as long as it is within a certain distance of house. If only grazing field and not supplementing feed in there (ie giving hay) and not riding in field u can leave as agricultural. I would be asking about renting at least 2 acres for first horse then acre per horse thereafter. If u can sort contract (and don't need to bring horse through house to get in and out) sounds great.
