Field renting prices...

There is a paddock at he back of my house that i am hoping to rent i am just waiting for the owners of the pub - who own the paddock - to get back to me with a price - paddock is at the back of the pub - nice area but not so good for riding!

The paddock is just under 1 acre and has two stables 8ft by 11ft and no water.

how much do you think is a fair price?

i rent a 3 acre field atm but it has no water and that is £30 PCM
but the other field i rent which is 3 1/2 acre field with water is £50 PCM

Given the convenience of having the horses outside I'd be perfectly willing to pay £50 a month for it - if it's as close to your house as it sounds, you could run a hosepipe from the house to the field for water :)

Thats what i was planning :) i'm hoping they dont want silly money - iv heard 'thats what you pay on a livery yard' so many times!! :D When they want £40 per week!! :)
 
I'm not sure where you are, but here the stables would up the price to at least £80 per month.2 stables = 2 horses, that's got to be at least £10 per week per horse if not more?
 
I rented 9 acres last summer from end march to end oct for £400, i actually shared it in the end with my neighbours who have 50 sheep, it worked out well and more importantly gave my 4 acre field a well earned rest for the summer :)

I think 50 per month is rather a lot for 1 acre field, especially given there is no water supply

Thing is the field is weedy/boggy and isnt even an arce and the stables arnt in the best condition i only want it as its practically my back garden and my two boys need to be nannied through the winter! luckly i can provide the water via a hosepipe!

£80 PCM!! Isnt that more like livery prices? or a at least 3 - 4 acres with two stables! for hardly and acre thats stupid money! were near the shropshire hills but its alot of lane work round here!

See that sounds about right to me and i do think £50 is alot for such a small paddock i was thinking no more than £30 - £35 at a push is that unrealistic? i used to take a few of my horses to a 10 acre field in the summer over in church stretton and that was a £1 per day per horse and that was just a field but had a stream for water :)
 
I use to rent 2 acres of nice grazing with about 4 stables and running water £60 a month.

An acre is not much and I think £40 a month tops , unless you have other grazing you still need hay?

i was renting 3 acres + a massive barn for £150 a month 2 yrs ago! go sounds like i was ripped off! the agency had a rate of £300 per acre per year, but was double that because i had the barn too!

Looking at it from the owners point of view, it has to be worth their while renting the property out, otherwise they might as well just leave it as it is. They will have to pay insurance in case you/your horses get injured using the property, its going to cost them a bomb in terms of re-seeding, fertiliser etc after you've had two horses on the land over the winter, then there will be fencing, muck removal costs etc etc. £50 a month wont cover anything like that.
