Full livery charges

Can I ask what you think is a fair charge per month for full livery on a minimal grass track-type system with huge walk in barn, meadow hay, small herd, nice ménage, really good hacking etc and very experienced care? Full livery only horse fully cared for and will only be taking a handful. North west area.

If it were well fenced and really well set up (none of this makeshift electric around the edge of a field in a makeshift track), plus good school and set up for ridden horses.

Well they are like gold dust. I’d pay at least the equivalent of stabled livery and in reality I’d pay a premium. Round me stabled livery minus riding is in the £120-160pw bracket

If there is a decent size track and a soft rolling / sleeping area, and it's all well done, I would think £700-800pcm be achievable. Assuming have good storage / tack areas / toilet / coffee making, and a large lit school.

The one near me with no arena, no livery storage, poor hacking, but otherwise the same description is over £500 a month.

I would happily have paid upwards of £150 a week if that had been near me earlier this year with genuinely excellent hacking.

What its costs you in rent, insurnace, pay any loans, maintainace, staff, and have a hopefully some sort of profit on top. If you charge the what may be the 'going rate', you may be subsidising someone else's hobby.

The grass livery herd situations, on a track or huge hard standing area in winter with big barns and a stable as back up type yards that I’ve seen in the NW were about £350-400 pcm.

£500 a month, there's a similar livery place in mottram nr Manchester charges £380 and gawsworth track livery mr Macclesfield charges £500

If you are only taking 4 or 5 horses and you have an arena so people can ride and storage and tack room as well as decent hacking I would look at what the equivalent livery is for similar livery where they are stabled is in the area and add on another £50-£100 a month. Does the price include hard feed, rug changes, being there for farrier and vet etc. What will it be like in the winter if there is minimum grass coverage will it be very muddy?

I think it depends on what clientele you are aiming at somewhat and if you want to be selective too. If you have a preference for people who will be infrequent visitors relying on your care or you don't mind people who are there a lot riding and getting more involved in the horsecare.

Because what you are offering is still quite rare you may get people who would prefer to be DIY choosing your full livery yard as there are so few track livery options.
