I am hopefully moving to a new house with 12.5 acres x4 12 by 15 monarch boxes and an outdoor school and I want to rent out 2 of them as full or part livery very flexible on everything like full 5 days part at weekends amount of exercise, feed bedding etc but dont have a clue where to start on pricing as I have always been DIY help!!!:confused:
 
I'd suggest breaking it down into very small pieces and working out what you'd charge for each. So, for example - just the rent of the field? Then add on use of a stable, then feed, then bringing in/turning out etc etc.

This way it would be easier to adjust in times of rising hay prices (!), feed prices whatever and also easier to tailor according to what your liveries want.

To give you an idea of (IMO) a VERY inexpensive place: £20pw for field, £10pw for hard feed/hay, £3.50 per session of lunging or very short hack out. This is my current livery yard where the girl who runs it basically keeps livery horses alongside her own for a bit of extra cash (which it sounds like you'd be doing)

I agree you need to add up all the individual parts. Such as-
Labour- £ per hour x hours pr week
Feed and bedding- based on local prices and 'average' (!) horse
Water and electricity
Stable, arena and field maintenance
Liability insurance
Business rates
