Getting an equestrian property valued? Recommendations please!

I need to get an equestrian property valued near Cambridge but not sure how to go about it.

Should I just ask one of the major estate agents to value it (Bidwells/Cheffins etc) or should I get a specialist equestrian agent like Fenn Wright to do it? Do they charge for coming out to value a property? I don't want it surveyed - I just want to know how much it's worth with and without the land.

Can anyone recommend me a valuer? I don't particularly want overenthustiastic estimates just realistic ones!

If you are selling choose 3 different companies who regularly sell equestrian properties - I would definatley ask Bidwells and Fenn Wright - and no you shouldn't have to pay for a valuation - just tell them you want two prices - shouldn't be a problem.

Obviously if you are buying there will be a fee.
 
Rural Scene and Rural and Equestrian are companies which deal in rural and equestrian properties
They have huge amount of properties on their web site
When we were considering selling and re locating I rang them and they were very helpful over the phone .I am sure they willgive you a quote as to how much a valuation will cost.
They have reps. all over the UK
 
I have used Bidwells, they were rubbish and charged me a exhorbitant sum to advertise my property then sent me one buyer who wanted far more land than I had anyway. Look for yourself and decide what YOU think it's worth, before you invite agents in as I had several valuations done which ranged in price up to £100k different!!!! Bear in mind that at the moment they all are clamouring for business and want to sell your property, but may well pitch it in at a price they think they can sell it at fairly quickly to get their commission and not necessarily at what it's really worth. They are all sharks in the end of the day! The nicest one I dealt with was ECR.
 
I used East Anglian Equestiran Properties to sell mine they were absolutely excellent, fantastic service. You might find that if you just want a valuation and have no intention of selling you will have to pay a fee.

I agree with Bobbly about Bidwells they were rubbish with me as well and wanted to charge a ridiculous amount of money just to look and had so many stipulations in the small print that we told them to get lost.

Contact your bank or biggish mortgage supplier in your area and ask who is on their list of valuers, then choose one of those.
If you are selling you can get a free appraisal from equestrian estate agent, but quite often it is not based in reality - more like recommended asking price sort of thing.
A standard bank valuation will cost you in the region of £500 plus VAT and will give you the peace of mind that potential purchaser can actually get a mortgage based on that sum.
The big valuers around the east of England are Brown & Co, JH Walters and sometimes Fisher German but they will charge you an arm and a leg as they have to travel quite a bit.
