How the hell do I know??? I can barely remember my

The school at our yard has been down for a year and has a rubber and silica sand surface which rides well most of the time. The problem is (well apart from not being graded enough

) it has 'waves' of deep rubber appear in it.
I graded it yesterday and then rode in it and my boy struggled in the deep areas to the point where I thought he was lame

So I have graded it again today.
Anyone else have this problem?
Anyone have any ideas on how to solve it or is it just regular grading needed?

i bought a grader/leveller for my menage 2 years ago. works reaaly well, but man who sold it to me then said he would spend 6 to 8 hours on it to level it.!!! we level it about 3 times a week tho still have high and low spots in menage. esp E TO B line but liveries do lunge at one end or other. i find it quicker to shift high spots by hand and run leveller round after? i have to say mine doesnt ride deep, and jumps brill, and been down for 12 years, toped up rubber about 5 years ago
 
Our arena has been down for about 10 years...and yes, we have deeper patches of rubber appear from time to time. I do try to move from end to end slowly when lungeing to help alleviate it but the patches are not strictly related to this. We thin out the deeper patches by raking every so often and grade the arena after every heavy work session, it still rides really well and is brill for jumping so is well worth the extra effort.
