Grass/Assisted DIY OR Part livery in Colchester area - Please HELP!

I am still keenly looking for either grass livery or assisted diy in Colchester area.

Must have all yr turnout prefer 24/7 in summer in small groups also preferred.
Safe off road hacking would be a great advantage
Would like said yard to have a school as horse is still young
Safe fencing

If anyone knows of any yards in the colchester area I am seriously seeking a yard for middle if April for new horse to arrive.

I am considering Venn Farm in Tiptree as I liked the look of the yard, if anyone knows of this yard I would be grateful of any info.

I would also look slightly further afield for the right yard, poss manningtree area, ardleigh etc.

Having seen website for Lawford Hall livery in manningtree, it does look really lovely, does anyone know the rough pricing for this yard and know anyone there?.

Gods house farm?... I know nothing on this place, so any info would be appreciated.

Am really starting to struggle to find a good yard for the young lad to live..
