Grass Livery - How much to charge?

So I was asked the other day about renting my field out ... my reply was a disconcerting ' erm, i'll think about it ... eep' - as I have no idea how much to charge or what to do.

The land is in Leicestershire, about 4 acres, has mains water supply and two 12" x 12" field stables.

How much should I charge per week for this?

Any help or advice would be great.

I rent 3 acres, one field stable, mains water. £10 pw per horse. In leicestershire.

There's similar to yours for rent around the county for about £150 pm.
 
The thing about grass livery is that people expect it to be peanuts yet as someone who has her own land I would rather have it empty than £15 for the hassle of having liveries and a loss of privacy.

Also there's the added costs of maintaining the fields, insurance if anything goes wrong etc. Putting fields right if the tenants don't look after them. Writing up contracts.

In my view its just not worth it but if you did I would say it depends where you are, how many other yards are you competing with and how you put a price on your loss of privacy.
 
£20 per week per horse and they keep the upkeep of fields (poo pick, repair fencing,pull ragwort and weeds etc)

if there is stables they pay for muckheap to be removed every year
 
the 2 of mine who live out are on 41/2acres with a field shelter and water and i pay £10 per week, poo picking & maintanance (sp?) is done for us and from November-March haylage is put in the field.
 
Thanks for the help, The land is currently unused since my pony passed away, so some money from it would be good.

I was thinking of about £20 per horse per week, but didn't want to be shooting too high.

I had something similar for £70 a month but it was slightly less acreage and i only had one horse on there. I would say £100 ish a month? Maybe £150
 
I pay £15 a week for grass livery which includes use of yard to tie up, cross country course, haynet of haylage a day, nice hacking on lovely quiet yard.
I wouldn't pay £20. At my last place I used to pay £6 in the summer and £10 in the winter for a stable and grazing - I know that's ridiculously cheap!
 
I wouldn't charge per horse, otherwise there's a possibility that it could be overgrazed and trashed.

I would instead charge as a whole and specify a maximum number of horses allowed. You say there are two stables - why not say 2 horses max. (With 4 acres, you might get away with 3 horses, but no more).

Grass livery round my area would be £15 per week. However, there are 2 stables. That would make it £20 per week (£25 upwards if there were facilities). So, if you let it out for a maximum of 2 horses, I would do the sums and say £160 month for the lot.
 
To be honest, I wouldn't class land + stables as "grass livery". Grass livery to me is just grazing . .

but, in answer to your question regarding what you are offering: I'm going to look at a very similar set up on Friday. For £140 a month it's 4 acres, 2 stables, mains water, mains electric fencing and (oh joy of joys) a brand new school. They're also within short hacking distance to a large equestrian centre and private hacking on a 1200 acre estate.
 
I rent two acres with two stables, tack room and small haystore for £130.00 per month. Max of two horses allowed. I think you are offering more than grass livery as grass livery is usually just grazing with no stables.
 
it may well still be grass livery, OP says there are 2x feild stables.
are they feild shelters/2 seperate stables in the field with no doors apart from each other/stables with doors. do they have solid floors or they just on bare earth?
i have found the perfect place for my boy, its quiet & i have a friendly landlady with brilliant horses for company.

I've actually got three 'shelters' on the land, but have been considering whether to get myself a horse or not. But since my work is quite a commitment, and valuing LHS's post, would probably rent out for a max of 3 horses and then charge per horse.
 
Have a look on welland valley feeds website to see what prices are in the area. there;s one being advertised in that part of the county for about £150 a month, similar set up to yours, people put off (from what I hear) by the land not having been managed properly, so if yours is looked after well you'd defjnately get something in the region of that.
 
My mares on grass livery in Wiltshire and i pay £60pm, normally would be £40pm but i pay an extra £20 for a stable.

I think somewhere between £10-£20 per week seems reasonable.

dokhoyan, you as the land owner are responsible if they escape and cause an accident. (animal act 197 something) and if you are receiving financial gain or trading services for gain, then you are strictly liable so will need a commercial public liability policy. then you can work out a charge! and dont forget the water rates! and the rolling, harrowing, fertilizing etc. and you can only let for 51 weeks of the year with a week break, otherwise your tenants could claim tenants rights and you will spend thousands to get them off and reclaim your own land! talk to a agricultural land letting agency for advice. and draw up a contract stating who is responsible for what and make sure every horse/owner has their own public liability, in addition to your own policy!
