Grazing rental costs - what do you think?

Just looking for advice really.

I looked at some land last week to rent in Somerset, not far from Bristol airport.
It is 4.5 acres, split into 3 paddocks with water. One paddock has a metal shed / field shelter.

Ive had the quote through today from the land agent - shocked is the word!

How much would you guys value the above as - just to see if im miles out or if im being had over!
 
Really grazing should be charged at say £10 to £15 per horse per week, so I suppose you could expect to have maximum 4 horses/ponies on 4.5 acres and therefore charge would be £160 to £240 pm.

It may be worth you negotiating if you are only putting 3 horses on the land for example you could argue that £150 pm is a fair charge.

How much was it? There was a yard advertised near me the other day with 6 acres and stables for £150!! :o Needless to say it was gone within minutes of being advertised!

What area are you?

The thing i dont understand is that the same agent had a yard with 4 stables, 2 acres and a menage up for rent for just £250.

Suffice to say my quote was higher than that!
 
I wanted to rent grazing in our village and that was just a 4 acre field with NO water or hard standing or even shelter. I was willing to maintain it by depooing regularly and supplying my own water and I thought that actually £25 to £30 a week would be fair.
I at the time only had 2 horses and a 10hh pony and only wanted to actually use it from May to October when the horses would come back home and would have rested it in winter whilst still paying rent and the owner said it wasn't worth her while for that charge she wanted £20 pw per horse ha ha.

Needless to say it stood empty for 2 years and she even had to pay to have the grass cut and carted away. More fool her.
 
I'm Devon/Cornwall area! Private yards and land are much cheaper than livery around here!
I looked at 13 acres last year and the woman wanted £200 pcm for that!
I always thought it was more expensive down here, but I guess not! I'll be more grateful next time I pay my rent!

This is what I'm thinking. She's asking a lot for it, but she wasn't even going to rent it until we enquired. Maybe she's just chancing it?

No, Ta :p. Prob wouldn't go over too well, either. I guess all you can say is that for grazing with no stables/no facilities neither of us were expecting to pay more than £10-£15 per week per horse.

Ok - i was quoted....

£300 - £400 - and the agent was even stated as saying 'somewhere in there would be fair!'

Stupid land owner - some people are clueless. Best to be very polite and maybe put her straight on the realistic going rate. The land isn't exactly brimming with facilities. Livery yards around here charge between £20 and £25 for DIY and that is with a manege stable and turnout and supervision and also the possibility to 'buy extra services'. The land you are looking at possibly doesn't even have hard standing for the farrier.
It sounds to me like she is trying to charge you the cost of her loan to buy the land maybe???
Leave her your number if she reconsiders.
 
Ah vicki that is taking the pee, as yo know prices in my area are high but that is totally OTT and they really think the will rent it for that.
I thought gaddesden estate were expensive for what they were offering
 
That is ridiculous, I live in the expensive county of Gloucestershire and we only pay 1500 per year for 13 acres on which we currently have 4 horses so peanuts per week per horse in comparison.

I know we have a good deal but really that prce is madness.

EDIT, the landowner said he works on about 100 per acre per year (we are slightly above that rate for the two areas which make up 13 acres)

A friend has been paying £20/week for 6 acres, shelter but no water but great pasture for horses and good fences! Only restriction is a maximum of 3 horses on there.
 
hi,

well i rent a 2.5 acre paddock in berks (expensive area) with no water and poor fencing for £500 p/annum for 3 horses so £13 p/wk which i think is pretty good considering ..it is good location also. What they r asking for is just too much surely!
 
4.5 acres i would say could only have 3 full size horses on it happilly. Therefore per head of normal grazing money I'd expect £60ea a month so £180 per month. Any more is just ridiculous.

This is the main problem now, people are seeing their paddocks as HUGE income machines and fail to understand its just grass and any real horseperson can see it for what it is and what it can hold etc.

To a layman 4.5 acres is massive!! To a horse person, it's just not!

Oh! I thought because you'd mentioned a land agent that you'd seen it advertised! Whoops! In which case it is the area combined with the chance to try to extract money I think. Perhaps go back to them and say that is double what you had been expecting after researching similar types of property?

Are you looking just for your horses? (PM if you prefer!)
 
My neighbours and I rent 20 acres between us, it has running water but no shelter and we are reponsible for fencing etc. We pay £100 per acre per year, the land is divided into 3 and I pay £660 per year. :)
 
I rent 4 1/2 acres split into 4 paddocks, a huge metal field shelter and 3 wooden stables, water and electricity. I can have as many horses or anything else, goats chickens etc. I pay £240 a month for mine, its in a beautiful area aswell with miles of off road hacking x
 
Friend of mine rents a 20 acre field for 6 months of the year, running water, fenced and natural shelter, hedges all round and several trees for £100 per month, no restrictions. She pays the water.

I keep my 3 at a private owners place, I think there are 14 acres, two field shelters, 3 stables, feed room, hay barn, water, electricity etc. I pay £30 per week. (not each, for all three) They live out but I could use the stables if i wanted.
