Pity. When she got the valuation done she obviously agreed to put it on the Agent's books - they're obv going to squeeze every penny they can out of it. If she'd rented privately and not through an agent we may have got it for a reasonable price. Oh well!
 
I'm amazed at how cheap the land is in most of the replies. I pay £700 for a 10 month lease for just about 4 acres. I have to do all the fencing, maintenance and paid to have water laid on but the equivalent of £70 per month is very, very cheap round here (rented from the local council). I looked at 4 acres with 4 stables and water but declined when told it would be £400 a month. Just round the corner from me there is a field up for rent : 1.67 acres with water trough and it's £110 a month. However, we do have the luxury of New Forest hacking with only a quiet dead-end lane first!

I reckon they might have thought as you asked about it you were really interested/desperate having not found any advertised.
