Of my own land :)!!!!!!!!!!!!!

I now own five and a half acres, 4 stales, 2 small outbuildings, a barn and a feed room :)

I am so very happy as you can tell and can't wait to start putting my own stamp on the place when the weather gets better :D

Champagne is out to celebrate so a glass for you all (it's an xxxxxxxxl bottle :D)
 
Flirtygerty I am not so lucky to have them at home but they are less than 5 in the car so still pretty lucky and I can still go in my PJs as I won't see anyone lol :D

But still class myself as very lucky :)
 
Congratulations, I have my own land and it is the best feeling ever. you can read a book down there - run around like a loon, take your own dogs and let them loose with no worry or charge round your paddocks on the horse(s).

Word of warning - you will need deep pockets as you will convince yourself you will desperately need many probably non-essential things on there - I stared with 2 acres and a field shelter and ended up with 4 acres, field shelter, hay barn, more hardstanding and an arena ooh and a trailer hehe

If you havent got them, essentials well worth having inc. a harrow (small chain harrow can be dragged by 4x4 and used upside down on arena) and a mower - I resisted for a few years but its almost impossible to get a farmer to top when window of opportunity with weather is soo small - my land has never looked better since regularly topped - makes a huge difference.

HAVE FUN !!!!!!!! ps just seen your house isnt with the land - my land is 10mins in car away - I work from home alot and its quite nice to get away from the house sometimes (although would be lovely to see them out the window)
 
I've just had our first anniversary of getting our own place with 6 acres and planning permission for stables and an arena. We took a long time getting to know the land and reapplying for planning permission to resite the arena and the yard to better suit our needs. I love having my horses at home and can easily spend hours watching them potter around. One of the best things is looking out and seeing them lined up facing the window as that gets a better food reaction than standing at the gate. They watch for movement in the house which makes me smile.

Meesha I may be in contact for advice!! :) my essentials are fencing, parking area, automatic water tubs in the field and stable. Oh and not forgetting I need to get my own supply of electric and water as they are coming from the woman's house at the moment :( not looking forward to the bill on that front.
 
feel free, you will spend hours just standing on your land staring at it picturing all sorts... the "what ifs" e.g. house, indoor arena, bbq hut etc ... hehe

sure there are more knowledgeable people on here then me but feel free to ask.

With water I simply bought a properly calibrated sub-water meter and fitted it then the original owner of the water supply billed me accordingly but if you can have your own water meter all the better ! I dont have electricity as the cost would be huge (no supply nearby) but if you do get a quote for having your own and its huge then its very easy to rig up a leisure battery with invertor which converts 12v to 240v then use your existing wiring (check that) but maybe change to low wattage bulbs - you could put up a wind turbine or solar panel or simply keep 2 batteries at yard and take one home to charge overnight when runs out. The only time I could have done with more lightiing is for the vet (late call out).

ps. I also invested in a caravan to sit in as others have done down my lane but I never use it !! happy to sit in car or sit in stable with horses for a coffee or in tack room !

The water isn't too expensive but the electricity connection is a seriously scary amount of money. We were quoted £15k a couple of years ago which really doesn't compute well when all you need is a few lights and a plug for clippers or the kettle. Hence we are not connected to the mains.

Good luck and enjoy it. A small cheap caravan will probably be the best money that you ever spend. We paid £300 for ours and it is worth it's weight in gold on cold wet days.
 
Congratulations !
We cracked open the champagne back in 1996 and haven't stopped celebrating! Nothing beats owning your own land, mud and all.
