Help! Equestrian Property

Me and my OH are looking at doing an extension on our current house (all houses on our road have been extended etc but ours hasn't).

We think (although it will cost) we will be able to increase the value of our house quite a lot by doing it.

That said we would like to buy somewhere that has a small amount of land and possibly equestrian facilities (stables and a school but that's not a must have I guess).

Where do people look for properties?

We are in Kent and probably need to stay in this area but it's so expensive!

Any thoughts?

Google "equestrian property xyz" and put a town or a region name as xyz and you'll get lots, Newsnow has a site that obviously picks up properties from other estate agents, so it's usually a good one.

If you're in Kent, it's far cheaper right over in the East of the county. Equus is where I look as they have a good selection. There's another one on there on Ashdown Forest which is under a million with 7 acres. So many equestrian properties have a huge house so are ridiculously expensive.

Just use RightMove.

you can put in your search area (post code or town) and how far outside that area you are happy to travel.
Then add search words- I used “acres” and “equestrian”
Then search every day for about 7 months using the same, saved search above.

When you find anything, call the estate agent incessantly to be first in line to view and get your offer in ASAP as it is a competitive market right now.

this is what I did and, fingers crossed, completing next week on my purchase.

Also I sold both of my properties first which put me in a great position as a buyer and makes it easier for the seller to accept your offer, rather than being stuck in a chain!

When we were looking we used Rightmove, on the market, UK farms and land and a number of FB groups. As Millitiger mentioned make sure you’re in a proceedable position and be prepared to move fast! We made an offer on ours within 20mins of viewing, 3 potential viewers tried to gazump us unseen such was the demand, we were just lucky to have lovely sellers who were happy with asking price.

Thanks all… looking at current prices I'm not sure we will be able to afford an equestrian property in Kent which is frustrating. There goes that little dream!

Can you and your partner explore flexible working so that you could maybe live further away from your workplace? I have heard recently of properties being sold in W.Yorks to people who work in London and commute to their workplaces a few days per month. It is putting the house prices up here but it's still much cheaper than buying in SE.

I possibly could but my other half works in construction in London and has children in Kent
