I'm also on very flat CLAY land just below the water table, I need help advise on how, what, when from you guy's. We are on a very tight budget I feel that we should clear the area, put down loads (ton's) of hard core to get above the water table, then drainage then clean stone membrane and the surface. Also where is the best surface and cheepest to buy from. I have also heard that you do not need planing if you have post and tape fencing?????

Sorry you most definitely do need planning (we've built two) a local chap has built a sand one and has been made to apply for retrospective permission.
We used builder's rubble to fill in a massive shortfall the first time, then hardcore, then finer stones.
This time we used 3-6 ml hardcore then smaller to bind it together. We tracked it in with a roller then put a membrane over the top. you need to glue or stitch the membrane and wedge the sleepers on the top of it at the sides.
Don't allow any lorries to drive on the membrane so tip at the near end and spread every load so the next lorry can drive on the sand.
There isn't a cheap method sadly, we even tried an ash arena years ago and that just disintegrated to dust..
for pics of ours go to www.henryhorn.blogspot.com and look through the archives, there arelots of in build pics.
The finished surface is sea sand, silica sand and jacksons rubber, it rides perfectly apart from a little dusty in summer.

Oh, hh, I have just looked at your blog - what lovely pictures and little stories! ( I am sorry for highjacking the post

p.s how much in total would you say for a 40x20 meter menege,,herad if you also use post and tape (for the fencing) planning is very kind to you!!! I have phoned around for company's prices and have anything up to £30,000 ++ (oh my god... I need to win the LOTTO) har har...

We got all the hard core for free by going round demolition sites and they dumped it at our place instead of having to pay landfill for it. Also we bought a really old digger and sold it at the end for the same price we paid for it.

The fencing is a killer.
