Help me shop for a property?

Well that certainly gives me hope. Shropshire is strangely cheap for some reason, and not that far from where we are now, either. I wonder what the hacking is like there, anyone know?

Well found, DD, you get a fudge finger as a reward as it's all that's left. I'm on a birthday trip in a beeeautiful hotel in Kent and I've already drunk all the champagne.

That's area is cheaper because it's close to the Welsh border and is part of the mosses area - it's very insular there. The Oswestry area is good value, but again off the beaten track. Ditto Minsterley, Clun, Ellesmere, Church Stretton, it's a very varied county, as are many of the really rural ones. Ask the opinion of local folks on here if there is something that looks promising but in an area you don't know

With a budget of just over half a million it would be nigh on impossible not to find what you want in practically any part of the country...... 😏

sorry but certainly would not be possible on that budget in our area and many other parts of Devon. Good riding but exorbitant property prices for anything with land and stabling let alone a school.

Don't forget to take a look at Lincolnshire ycbm, especially the Wolds/north/mid east of the County. 20 mins or closer to the sea/40 mins drive to Lincoln. Lots of lovely little villages everywhere and fabulous views. You could get an awful lot for your bucks in this area.

Wow, you guys are stars!

Having just had the first of several birthday dinners, I confess to being as pissed as a newt and in no condition whatsoever to look at all the stuff you've suggested.

I'll review it all tomorrow, before I go and hug gorillas - a big birthday present with my SiL, BiL and,OH. I love gorillas!!!

Thank you so much everyone!

Currently for sale near us. I love our hacking, we`re not far from some lovely beaches (20-30 min drive), we have a newly built Co-op in the village itself, as well as pubs, take-aways and a post office etc. We have main towns with in a 15/20 minute drive that have all main supermarkets, cinemas, colleges, universities etc.

I’m sold! I’m coming!

Might get you a semi in Essex!

Or our street. It’s ridiculous down here.

So did I, thank you!

I've just realised there's a bit of an issue with Scotland - income tax. It's already higher than in England and I wouldn't trust that gap to get even bigger. I wonder how many other people with decent pensions will be put off retiring there by that.

I know S Shropshire, Worcestershire, Herefordshire, Radnorshire & most of The Marches well. If you find something you fancy, send me a PM and I can give you a rundown on that area. Your budget should get you a v nice property in, say, the Knighton / Presteigne / New Radnor area.
