Help needed with business plan!

Hi, my partner and I have found a fab equestrian property to buy. We have an agreement in principle and now have to do a business plan to show that we can service the debt. I am after what people would be prepared to pay for full, part, competition, hunting, schooling livery? What they would expect from these services? Would any professional riders i.e. those who ride/ school/ compete/ train horses for a living, be prepared to pay for renting a number of stables at this yard. They would get shared use (timetabled) of the facilities, hay, haylage and bedding would be supplied on site. The facilities are an indoor school (30mx20m), outdoor arena (40x20m), covered horse walker, separate blocks of stables, individual turnout paddocks, an all weather gallop, playpen/ sand pit area, yard is 5mins away from motorway but is in very quiet location with good lane access and about a 15min hack through quiet lanes to a large forest with plenty of bridlepaths within. Its my dream place but would appreciated people's thoughts and ideas. Thanks in advance. x
 
You need to put your area to get the most relevant replies. Also, look up yards in your area and see if they have websites with prices. To find out occupancy rates (and prices/facilities for those without websites) ring them pretending you're looking for space for two horses. If they've got waiting lists that's a good sign for your business. If they have two spaces it's not so good. Remember to factor empty stables into your business plan. I have my own land and only livery yard I know the price of in Kent is £160/pw full livery, 60x30 sand school, American barn system, all year turnout except for very wet weather, no exercise included.
 
As above you need to research in the area prices vary so much.
What people expect for livery again can vary but I think Full = everything provided except supplements or specialised feeds and all routine care daily, with routine professional visits arranged and the horse held if required.
Part, this varies a lot it can be 5 day full or 7 day with just one end of the day done, some have feed provided others nothing, you need to set your own standard package.
Comp/ hunting/ schooling are much the same, full livery with appropriate exercise every day, or when the owner cannot ride in the case of comp/ hunting, daily groom, trimming and plaiting, clipping may be charged as extra but pretty much an all inclusive package with no shocks at the end of the month.
Worming is usually charged at cost for all liveries.

A pro rider may struggle to share the arenas if you are using them for schooling liveries etc, most people want to work horses in the morning, especially in the winter and with 2 small arenas it could be hard to share or fit them into a timetable but worth trying an ad.
