Help please - Business Rates for Arena

I have received an assessment for business rates for my private arena. My planning permission is for private use only. Does anyone have any experience of appealing these decisions?
 
I can't see how they can claim business rates if it's for private use, unless your premises as a whole have business rates. Therefore either appeal the private use restriction of the planning (on the assumption your council slapped that fact on when passing it) if you wish to rent it out, or appeal the business rates. Should, I would have thought, be simple.
 
I think they can charge business rates on stables or arenas that are more than a certain distance from a house. Totally unfair if you are only using it privately, and certainly worth appealing against, but sadly, you may not win.
 
'business rates' are officially called something like 'Non Domestic Rates'

I was in the same position as you - arena with pp for private use only - however it was outside the curtilage of my dwelling on a separate piece of land.

Hence as a 'structure' it required 'rating' of some sort and NDR was the only thing that could be applied

You can try appealing but you are very unlikely to win

You may however be able to reduce the amount on appeal

Have a look on the VOA website and compare what they are charging arenas at other equestrian establishments with what they are proposing to charge you and use this as leverage if your amount is higher

If you are a Gold member of the British Horse Society contact their Safety department as they have had a lot of experience with other people that have had similar issues with the ratings of their menages and can advise you on the best course of action.
