I've just got a new job near Penicuik and will be moving to the area along with my horses. All I need from a yard is good off road hacking (for me!!) and 2 stables with all year turnout/good grass as one is an oldie with dodgy teeth! It will be on a DIY basis as I like looking after them and not really able to pay the £90+ per week full livery rates in the area! Not a tall order in the Edinburgh area I thought so why can't I find anywhere?!!?!?! Swanston is the obvious choice but 10+ horses on waiting list! At the mo its looking like leaving them at home until 2 spaces come up at Swanston and only seeing them at wkends!

Anyone got any ideas? Willing to travel up to 15 miles from work and I'll sort out my permanent accom once I've got the girls sorted!

Have you tried Coates Farm just outside Penicuik? It's supposed to be the cheapest in the area. As far as I know they do all year round turn out, but I'm not sure how great the grazing is. To be fair I'm used to grazing near Elgin where it's easy to come by!
 
Sorry, but near penicuik you will struggle to get good grazing and DIY. The best one I found is Oxenfoord, pretty good grazing, good off road hacking for the area, and a nice yard.I only left as my horses are now at home. Bit further but I think within your 15 miles?

I used to live just inside the bypass at Straiton junction and travelled to oxenfoord twice a day.
 
Ooh that's a new one on me - so how does someone from Inverurie know about that?

Vogrie is also nice - has a fab outdoor jumping arena. When I was looking they only did part livery ie would turn them out in the morning, but it was fairly expensive. Does seem to be a nice place though.
 
In Penicuik you've got Irene Allan at Braidwood - she's brilliant, nice small and friendly set up and she is the one I'd be most inclined to try for what your looking for. There is another couple of places towards Dolphinton. One is Lyne Miller - small set up again and outdoor school, she's also a BHSAI. Possibly a few others in the area but I don't know them well enough to give a recommendation.
We have space but reckon it'll be 18 miles to us, we are cheap, great off road hacking and friendly but in Peebles!

Thanks for all the replies! Its only when I've started looking at all these other places that I realise how spoiled I am at my current yard! Horses have got 12x12 internal stables with 5 pallets of storage for hay/bedding etc across from them, locking tack/livery shed and my own 3 acre field to do with as I please surrounded by good quality elec fencing and an auto water trough! Bout 500 acres of 'yard' hacking, 3 beaches and a huge country park, not to mention loads of estate tracks beyond this! Also an indoor and outdoor school (not that I use them!) and hosts a BE event twice a year!! There is NO mud as its such sandy soil!! WHY am I moving?!?!?!?!?!?
 
Have you had a look at Edinburgh Equestrian Centre? ( http://www.edinburgh-equestrian.co.uk/ )

They have a range of options from 24/7 all year grass livery to full livery. I left the yard before the Dalkeith bypass was built, so not sure how or if it's affected any of the grazing or riding, but it's right in the middle of Dalkeith Country Park, so has the most amazing hacking!

Definitely worth a look.
 
Also try Pentland Livery Stables at Damhead - good turn-out and indoor/outdoor arenas but limited hacking unless you box out. As nicnag said, Lynn Miller at Whinnyknowe, Dolphinton, is good, and Whitfield as mentioned by scotsmare.
Over by Roslin is Gorton Lea Farm (sorry, don't have contact details) which has great hacking but not sure about other facilities.
