Help Pricing Livery

Hello

We are moving to a new house soon and thinking of doing part/full livery from the house. We did have a livery yard for years but did more of an assisted DIY type thing so I was wondering what people would expect to pay for the following:-

Minimum 12 x 12 stable
25 x 50m floodlit outdoor arena
5 or 7 days daily care (including basic groom and everything else done other than exercising/riding)
Horse walker
Feed and supplements of owners choice
Hay/ haylage (owners choice)
Bedding
Decent hacking
Owner living on site
Secure tack and feed room
Year round grazing up to 12 hours a day

Also how much extra would you expect to pay for riding/exercising included?

We are North Northumberland/Scottish Borders way. Any help would be much appreciated
 
I would not include feed/ supplements because it could mean you have so many bins full if they all choose a different feed, supplements can be extremely expensive and with so much choice the owners can opt for something they may not do if they were paying, I provide a basic feed, in my case grassnuts and a chop and the liveries buy in their own supplements and any extras they may want.
A choice of hay/ haylage is fair enough as long as you can cover the costs of haylage if you have to buy in small bales for just 1 taker, I certainly could not but as I use it for mine I buy big bales which are much the same in cost as hay.

I have no idea of what the going rate is in your area or whether there is a need but round here similar is anything from £120- 200 per week.
 
I would include feed but not supplements , this is usual but only out of a selection that the livery yard chooses . My horse is on full livery , the yard manager has a wealth of experience so I totally trust him to plan my horse diet . For this I pay £130 a week in Cheshire .
Excercise livery is I think £ 175
This is one of the best livery’s in the area with top facilities ( indoor , outdoor , cc schooling and farm ride ) and a very high standard of care. I hope that helps you ?

I think I may reconsider supplements and maybe just offer basic feed as I didn’t think of people using it to their advantage ha!

I was thinking maybe 300/350 pcm for 5 days care and 400/450 pcm for 7 days would be about right.
 
Well I think what part and full livery are seems to vary from person to person but it would basically be full care other than riding or exercising and including hay, bedding and feed. Am I way off?? Haha

I’d say way off. That’s full livery, and even at the cheaper end of the spectrum you’re about £100 a month adrift.
 
That’s very cheap. I would expect to pay around £500 for the 5 day option with all those facilities.

It’s about right for Northumberland and the borders. I don’t know of any yards except the big competition centre that charge that much.

OP having been on yards in Northumberland with good facilities I would say about £350 a month for 5 days and £450 a month for 7 days is about spot on
 
That's far too cheap and agree re supplements and feed as you'll be bankrupt before you start. 7 day should be at least £150 pw if you're also doing a basic groom. I think far too many owners want too much for too little. I have mine at home so know how much everything actually costs and the work required unlike a lot of people who are on livery. You need to factor in fence repairs (materials); arena maintenance and lighting costs; your time as well as the obvious bedding and feed. Will you need to hay over the winter? Add that cost in if so.
A friend has a yard of 9 including 2 of her own on 7 day full livery. She covers her own horse's costs but makes no profit. Anything she makes goes towards insurance, rates, tractor repairs and so forth.
 
OP. If it helps I think Benridge, near Morpeth, charge about £120 a week full livery which includes absolutely everything including use of their massive indoor and massive outdoor school. They drop the price in summer if your horse is out 24/7

Op this is an immaculate yard and where I would try to send my horse ( they run a waiting list ) if I did not have him at home .
its a good bench mark .
