Horse livery available-whats it worth??

Hello,

I've got about 7 acres of ground that I'm thinking about using for DIY livery, something I know little about. The fields will have stabling as required as well as mains electricity, water and a hard standing etc...the real beauty is that the field has direct access onto Dartmoor national park without having to cross any roads, just out of a wooden gate and you're there. Hay and straw can also be supplied. But I have no idea what I should be charging??
 
Have you looked at what other livery yards in the area are offering? I had a look at Dartmoor when I first moved down to Devon and seem to recall prices in the £20-35 per week, depending on facilities etc.

If it helps, Marjorie is on DIY livery on the edge of Aylesbeare common. I pay £85 pcm for complete DIY, elec, water, parking for trailer, hay and straw if needed, direct access onto the common.
 
I pay £110 a month but we have an arena too.
Your best bet it to find out what others are charging in your area and compare details and see who is full and who has spaces!
 
Sounds lovely in theory but don't rely on it to make you much profit!

You need to factor in business rates, insurance, money for maintenance etc etc.....and with only 7 acres you may find you cannot fit in enough horses to earn enough to cover the running costs.

I know from experience as ran a small diy yard for 5 yrs, and most of the time just about broke even, and that is with stabling and an arena already in situ. I charged £25 pw with haylage as a seperate add on.

A guy near us built three wooden stables on a small concrete yard with a storage shed, on an 8 acre field with access to similar unlimited hacking (in the pennines) and it lets for £70/week. There is no elec or mains water, just battery lights and gutters running into a water butt. No arena. People are biting his hand off to rent it.
 
If the stables arent already built then i would just rent the field as it is, i would imagine youd get around £150-250 a month for it if there is some sort of shelter
