Who do people use for house and yard insurance? We’re currently with NFU but the cost is eye watering. We need standard buildings and contents insurance for the house (old stone farmhouse, tiled roof, oil-powered boiler) but also for the yard (5 stables, tack room - the expensive saddles are kept in the house - feed room, outbuildings, arena and 16 acres of grazing). Our renewal isn’t for a few months but I’m going through expenses and insurance is is one of my biggest direct debits each month so I’m starting to look into whether or not it’s possible to reduce that bill at least ..

I use bog standard insurer for house and contents and have never insured the yard (3 stables, tack, feed and rug rooms) plus 15 acres and a manège in the 32 years I've been here. Saved more than the cost to rebuild. And yes realise I've been lucky!

What is the yard and land insured for - flooding ? fire? an arena can't really burn down - or get stolen

Lots of old buildings aren't really covered as much as you might think because the electrics aren't pat tested and you can't find the receipt for the roof ! Insurers wiggle out of everything they can.

I would look and see if you can find separate quotes - bog standard for the house and then really think carefully about what risks you want covered for the yard etc.

If it is on one title your bog standard house insurance will cover public liability for the land - unless rights of way over it

I use NFU and can confirm the amount is eye watering. There are a couple of firms that offer similar type insurance but sadly the quotes l obtained from them were even more eye watering! It seems some people just insurance the house and then make sure they have third party cover, sometimes it’s possible to insure things like crops / hay etc being stored but exclude outbuildings. I suppose it depends what type they are. NFU do pay up.

We are with NFU as our outbuildings rebuild cost isn't far off that of the house and I just don't trust that a standard insurance company will appreciate that and pay up whereas I am pretty confident NFU would and that they understand old houses/buildings better than more standard companies. I've always had great service and no quibbles when claiming too.

If there is a company out there comparable I'd be interested to compare, but am just not sure I'd want to risk changing.

Thanks - food for thought .. We do have a PRW across one of our fields although I’ve only ever seen one person use it since we moved - presumably that complicates matters public liability-wise?

We are with Cornish Mutual - they came in cheaper than NFU and are used by many of our friends. Made one claim with no issues. A very personal service where you speak to a human, in Cornwall, and discuss what you need - would recommend.

Lloyd and Whyte are pretty good, they didn’t specifically cover the stables but the cover included £10k of livery if needed.

Home insurance has shot up recently, I really struggled to get ours below £1000 now.

I've never been able to get decent rates for insurance of any kind from NFU, I did insure my old tractor with them, and he proudly told me i could drive it down Wakefield Westgate the cover was excellent, I didn't really need that but it was all they offered. The quote for horsebox cover was over twice other quotes, quad bike no chance.

You can get PL for PRW. We have one right down the end of our land. It only touches us for about 20 foot going from a footpath to a bridge just bisecting a far corner of the field. We have £5mio PL insurance for it. It's expensive at £233 p.a. via DavidJMiller.co.uk which was cheapest we found.

Wow for 80 square foot of land I couldn't use and would fence off I think I'd sell the tiny parcel of land to a neighbour rather than pay £3k pa just for liability insurance.
