I have been at my current yard for 2 years now. It is a private yard. My YO keeps a few polo ponies which live out but rents the rest of his grazing and stables out.
I have 2 horses there, DIY. They have a 2 acre paddock each which is topped and managed regularly. A stable each which is maintained willingly if any repairs etc are needed and a huge tack room and storage area for all my hay and bedding which is also maintained regularly.
My mare is due home after her KS op next week. He has let me fence off the grassy area outside the stables for her restricted turnout. He even moved a load of rubbish so it wouldn't be in her way and he has just put a load of chippings down in the field gateways ( at my request) to ease the mud situation when the weather turns.
I have had many years of being at crappy livery yards with money grabbing YO's who's only interest is how many horses they can squeeze in and pay day each month. So it is very refreshing and comforting to be able to keep my horses as I wish with no interference from the YO unless it is asked for.
