How Important Are Facilities To You?

I guess you need to find a happy balance.

There is no reason you can't start looking around locally and see what your options are.

I have been on my current yard for about 10 years despite is being a 24 mile round trip from home. I occasionally look around at yards closer to home and when I start to contemplate going without I realise how important the good turnout, off road hacking and floodlit school really are to me :-)
 
I am lucky. My own yard with a great flood lit arena and the some of the best hacking in berkshire. I couldn't be without a decent arena, I left my last yard ( and my job there) as the hacking was dangerous and the arenas flooded and un useable most of the time!
 
Have to say I've got to the point where I'm almost allergic to the school. I ride in them all the time for work but would much rather school in the field. If its wet I'd do road work, and when the ground is bad in winter that's what huntings for in my mind lol. The only facility on my must have list is transport and I don't even have that! At least I'm lucky enough to ride during the day in winter, because otherwise it isn't viable not to have a school. What I hate about some livery yards tho is that u can't school in the fields even in summer because u have a school.
